Job Summary:
The Assistant Property Manager supports the Property Manager in overseeing the day-to-day operations of the property or portfolio. Responsibilities include resident relations, rent collection, lease administration, marketing, reporting, and coordination of maintenance activities. This role is essential in ensuring the property runs efficiently and residents receive high-quality service.
Key Responsibilities:
- Assist in managing daily property operations, including leasing, maintenance coordination, resident services, and vendor management.
- Collect rent, enforce lease terms, and follow up on delinquencies, late fees, and payment plans.
- Handle resident inquiries, complaints, and conflict resolution in a professional and timely manner.
- Assist with leasing efforts: show units, process applications, prepare lease documents, and manage renewals.
- Maintain resident records, lease files, and databases in compliance with company policies and regulatory requirements.
- Coordinate maintenance work orders and follow up to ensure timely completion and resident satisfaction.
- Support marketing efforts by assisting with property tours, events, outreach programs, and online listings.
- Prepare and assist with monthly financial reporting, budgets, and occupancy/vacancy reports.
- Enforce community rules and policies while promoting a clean, safe, and welcoming environment.
- In some states may need to obtain a Real Estate License.
- Oversee lease renewals and new lease executions.
- Act as the on-site manager in the absence of the Property Manager.
Qualifications:
- High school diploma or GED required; associate or bachelor's degree in business, real estate, or related field preferred.
- 2+ years of experience in property management, leasing, or customer service.
- Familiarity with property management software (e.g., Yardi, AppFolio, RealPage) and Microsoft Office Suite.
- Strong organizational, communication, and multitasking skills.
- Knowledge of local landlord-tenant laws, fair housing regulations, and lease enforcement procedures.
- Professional demeanor and ability to work both independently and collaboratively.
- Availability for weekend and after-hours coverage, as needed.
Physical Requirements:
- Ability to walk property grounds, climb stairs, and lift up to 25 lbs occasionally.
- Must be able to sit or stand for extended periods and work in both office and property environments.
