The Capital Projects Department, Facilities and Construction Development Division, is seeking to fill two (2) vacancies to manage Capital Improvement Projects (CIPs). The Project Manager will assist in the preparation of construction documentation for building permits and associated agency permits, and manage all aspects of construction and renovation projects to ensure compliance with all applicable policies, rules, requirements, laws and standards. DEFINITION: The Project Manager I/II plans, organizes and administers city projects of defined duration, physical scale, budget and community impact. The Senior Project Manager handles advanced, complex projects and leads project teams. These positions are appointed by the City Manager and are at-will. SUPERVISION: Project Manager I/II receives general direction from the Department Director or designee and may supervise staff. The Senior Project Manager may exercise direct supervision and is considered an advanced journey level in the series. CLASS CHARACTERISTICS: Project Manager I is entry-level, performing less complex assignments, with opportunities for advancement to Project Manager II and Senior Project Manager upon demonstrating necessary abilities and competencies. ESSENTIAL FUNCTIONS: Plans, organizes, and monitors projects' scope, schedule, and budget. Develops specifications, evaluates bids, and manages contractors and vendors. Prepares reports, conducts research, and manages project documentation and permits. Coordinates with city staff and public stakeholders, and may supervise staff. Additional Responsibilities for Capital Projects: Prepares construction documentation, manages construction review, and ensures project conformance. EDUCATION AND EXPERIENCE: Project Manager I/II: Bachelor's Degree in relevant field; 2 years (PM I) or 4 years (PM II) of project management experience, preferably in government projects. Senior Project Manager: Bachelor's Degree in relevant field; 6 years of experience, including supervisory experience. LICENSES AND CERTIFICATES: Valid California driver license required. WORKING CONDITIONS & PHYSICAL DEMANDS: Includes office and field work, with occasional off-hour meetings, inspections, and exposure to weather and construction hazards.
