Overview
The Service Manager in Training (SMIT) program is a hands-on, development-focused role designed to prepare future service leaders for a career in property maintenance and management. Over the course of the program, the SMIT will work alongside experienced Service Managers and Maintenance Teams to gain the technical operation and leadership skills needed to oversee maintenance teams and ensure exceptional property performance.
ESSENTIAL FUNCTIONS: Support daily property operations by learning and executing service tasks including work order management and completion, unit turnovers, preventive maintenance, and groundskeeping. Partner with the Service Manager to understand all facets of maintenance operations, including inventory control, vendor management, budgeting, and staffing. Observe and assist in supervising service technicians and groundskeepers to ensure safe, timely, and high-quality service. Ensure the property's buildings, systems, and grounds are maintained to company standards and in compliance with safety and environmental regulations. Participate in on-call rotations and emergency response as needed. Track, document, and analyze service requests, repairs, and capital improvements. Learn to manage vendor relationships, schedule contractors, and inspect work for quality and compliance. Rotate through key maintenance and service areas including HVAC, plumbing, electrical, preventative maintenance, capital improvements, and vendor management. Develop leadership and supervisor skills; scheduling, coaching, team motivation, and conflict resolution. Complete all facets of property maintenance as needed. Learn property operations, compliance standards, including safety protocols and budgeting basics Support daily service operations while preparing for high-level decision-making responsibilities. Prepare and present improvement projects and maintenance wish lists to leadership. Participate in regular meetings, workshops, and training sessions to develop technical and leadership competencies. Communicate effectively with residents, vendors, and team members. Learn and uphold fair housing, safety, and company policy standards. Operating a company vehicle or personal vehicle to perform job duties. Must be willing and able to drive for work-related purposes. Working in a high-pressure environment, interacting with difficult customers/vendors, handling urgent matters, resolving conflicts, having effective interpersonal skills.

QUALIFICATIONS AND EDUCATION: High school diploma or related vocational training and/or equivalent work experience. Strong background in maintenance or service technician roles (HVAC certification, general maintenance, etc.) HVAC knowledge and EPA certification preferred (or willingness to obtain). Basic computer literacy; ability to use maintenance software and mobile technology. Willing and able to relocate for training and placement.
