Position: Project Manager – Renovations & Property Improvements

IRAS Group is seeking a proactive and detail-oriented Project Manager with 2 to 4 years of experience to oversee renovation projects, interior upgrades, and capital improvements across our real estate portfolio. This role involves managing construction activities, coordinating vendors and contractors, and ensuring projects are completed on time, within budget, and to ownership standards. The ideal candidate will have hands-on experience with hospitality and commercial renovations, strong organizational skills, and a solutions-focused mindset.

Key Responsibilities

Renovation & Improvement Planning

  • Coordinate planning for interior buildouts, renovations, FF&E replacements, and capital upgrades.
  • Assist in scope development, budgeting, and scheduling for property improvement projects.
  • Support the selection and contracting of architects, designers, engineers, and general contractors.
  • Ensure compliance with zoning, permitting, and applicable codes and regulations.

Project Execution & Oversight

  • Manage day-to-day construction activities for active renovations and improvements.
  • Conduct regular site visits to monitor quality, progress, and adherence to plans.
  • Facilitate project meetings and ensure clear communication between vendors and ownership.
  • Track project milestones, flag issues early, and propose corrective actions.

Budget & Cost Control

  • Review contractor proposals and assist with bid evaluations.
  • Monitor project budgets, change orders, and invoices.
  • Provide ownership with timely financial updates and cost tracking.

Quality Assurance & Project Closeout

  • Ensure all work meets ownership standards, brand requirements (when applicable), and safety protocols.
  • Oversee punch list completion, final inspections, and project turnover.
  • Collect and organize warranties, manuals, and closeout documentation.

Qualifications

  • Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field.
  • 2 to 4 years of experience in construction project management, preferably involving renovations, interiors, or property improvements.
  • Familiarity with construction drawings, finish schedules, FF&E coordination, and site logistics.
  • Proficiency in Microsoft Project for scheduling and tracking.
  • Strong communication, organization, and vendor management skills.
  • Must speak fluent English & Spanish.
  • Must be available to travel to Tampa, FL and San Antonio, TX as needed.
  • Ability to manage multiple projects simultaneously and adapt to evolving priorities.
