Overview
The Investment Associate will work with the Real Estate Investments Group in evaluating new investment opportunities to determine their suitability for ASB’s fund portfolios, conducting due diligence, negotiating legal documents, closing new investments, and participating in the implementation and management of asset level investment strategies in our Head Quarters office, located in Palo, Alto, CA Duties & Responsibilities
Investment Assessment Assess investment opportunities and risk factors, as well as financial analysis, such as IRR and discounted cash flow analysis Conduct site inspections Prepare property cash flow modeling in Excel and Argus Lead the due diligence process, to include tenant credit analysis, drafting detailed lease abstracts, third party report reviews, lease and loan document reviews, market analysis, and competitive positioning Independently and proactively manage the acquisition process through closing Manage the preparation of Investment Committee Memoranda and participate in presentations Asset Management Conduct site inspections Prepare Excel and Argus cash flow models to perform hold/sell analysis on existing real estate investments Manage all aspects of assets’ operations by local partners Review and manage operating budgets Draft annual business plans Analyze quarterly appraisals Review partnership, management, and loan documents Analyze and negotiate prospective leases Play an integral role in asset level financings and dispositions Qualifications & Skills
Strong working knowledge of the principles of asset valuation, the investment acquisition process, and asset management Exceptional interpersonal and organizational skills Superior analytical skills and judgment Strong oral and written communication skills Detail-oriented Able to meet deadlines Self-motivated Quick learner Proactive attitude Strong work ethic Exceptional listener Computer aptitude including Excel and Argus EDUCATION / LICENSES / CERTIFICATIONS: Bachelor’s Degree is required MBA or CFA is strongly desired 3-5 years of work experience in Real Estate, Private Equity, Investment Banking, or Consulting is desired Equal Opportunity Employer / Veterans / Disabled
