Kramer Consulting is looking for a strong candidate with Architectural training and experience to join our Construction Project Management Owner’s Representation firm.

This person will be capable of walking our clients through every phase of a project’s lifecycle—from the earliest design concept, planning, budgeting, and entitlement stages through procurement, construction, closeout and final turnover on behalf of our clients. Throughout these phases the role will entail updating tracking logs and reporting on project status, an effort similar in nature to the Construction Administration phase of an architect’s services.

Our work spans public and private sectors and includes both ground-up and interior fit-out projects, often supporting civic infrastructure, recreation facilities, affordable housing, multifamily housing, and workplace environments.

We are seeking a versatile and motivated professional to join our team in a dual role that blends project management of our client’s construction projects with early-stage architectural design support. The ideal candidate will be equally comfortable leading project coordination for large scale building projects while contributing to design studies, entitlement strategy, and planning efforts.

Key Responsibilities

  • Thorough knowledge and experience with architectural design and space planning responsibilities.
  • Representing owners / clients on design and construction projects of varying complexity as a trusted and experienced advisor from concept through closeout.
  • Develop project scopes, budgets, schedules, and procurement strategies.
  • Lead coordination between design consultants, contractors, and local permitting authorities.
  • Support entitlement efforts through zoning research, permit planning, and agency coordination.
  • Actively participate in the early client interface of design stages including feasibility studies, test fits, and space programming.
  • Develop and review schematic plans and architectural deliverables for commercial interiors and small new-build projects.
  • Prepare project status reports, update project financial reporting, and monitor project financial status.
  • Guide the integration of furniture, fixtures, and equipment (FF&E) with design intent

Essential Qualifications

  • 7+ years of experience in construction project management, architectural design, or both.
  • Proven experience managing office fit-out projects or tenant improvement projects.
  • Knowledge of real estate entitlement processes and permitting workflows.
  • Ability to read and review architectural and engineering drawings.
  • Excellent organizational, interpersonal, and problem-solving skills.
  • Proficiency in software such as Bluebeam, AutoCAD, Revit, P6, and Adobe Creative Suite.
  • Bachelor's degree in Architecture, Construction Management, or a related field.
  • Strong spoken and written communication skills and experience leading project teams.
  • Technical proficiency of common construction practices, building codes, zoning regulations and interior design requirements.
  • Technical proficiency of construction QA / QC practices.

Preferred Qualifications

  • Experience with both public and private sector projects.
  • Familiarity with sustainable design standards (e.g., LEED, WELL, net-zero).
  • Experience with construction estimating and construction market costs.
  • Working knowledge of estimating tools like RS Means or Timberline.
  • Comfortable managing multiple projects and working between project teams.
  • Licensure, certification, or active pursuit of licensure or certification is a plus.
