Residential & Commercial Construction Estimator
Reports To: COO (Pattie Lewis) Department: Estimating Location: Tallahassee Employment Type: Full-Time Position Overview
The Estimator plays a critical role in bridging sales, design, and production by producing accurate, timely, and competitive estimates for both residential and commercial projects. This position requires at least five (5) years of proven experience in residential and commercial estimating. The Estimator is responsible for detailed quantity takeoffs, subcontractor/vendor bid management, proposal preparation, and maintaining estimating systems to ensure consistency, accuracy, and profitability across all projects. Key Responsibilities
Project Bidding & Estimating
- Solicit and manage bids from subcontractors and vendors for residential and commercial projects. - Perform detailed material takeoffs and scope reviews for accurate pricing. - Deliver written proposals and pricing breakdowns to the sales team for client presentations. - Revise and update estimates during the pre-sale and design phases as needed. - Maintain a historical cost database for labor, materials, and subcontractors. - Track estimate accuracy by comparing projected costs to actual project results. - Use Builder Trend to input and manage all estimate-related documentation. Sales Support
- Write clear, legally compliant contracts for all approved estimates. - Ensure the sales team has correct pricing and documentation to close projects effectively. - Provide ongoing support for estimating-related sales questions or client clarifications. Design Coordination
- Supply pricing guidance and budget updates to the design team during development. - Confirm that approved designs align with the estimate and scope. Permitting & Compliance
- Coordinate with permitting agencies to track required permits for residential and commercial construction. - Ensure all estimates account for code compliance and permitting requirements. Subcontractor Coordination
- Schedule and lead job walks with subcontractors to confirm scope and site conditions. - Validate that bids and contracts align with project specifications. Risk & Reporting
- Identify high-risk scopes and recommend contingencies in estimates. - Track lead times and material availability for accurate scheduling input. - Recommend improvements to estimating systems and workflows. - Report monthly on pre-construction estimating KPIs (accuracy, budget variance, change orders) to the COO. Requirements Qualifications
- Minimum 5 years of combined residential and commercial construction estimating experience (required). - Proficiency with estimating/project management software. - Strong knowledge of construction methods, materials, building codes, and cost factors. - Proven track record of producing accurate, competitive estimates that support profitable projects. - Strong communication and collaboration skills with sales, design, and subcontractors.
