Description Ray Stone Inc. is looking for a Senior Accountant to join our team. This position is full time, benefit eligible. This role is onsite, and office hours are Monday through Friday 8 AM to 5 PM. Job Summary: The Residential Accountant works closely with the Controller to ensure timely and accurate financial reporting for RSI and Residential communities managed by RSI. Job Duties: Monthly Close and Financial Reporting: Lead the monthly closing process, ensuring accuracy and completeness of financial records for both residential and commercial properties. Prepare and post journal entries, including accruals, deferrals, and inter-company transactions. Reconcile all balance sheet accounts, including bank reconciliations, property trust accounts, and tenant security deposits. Revenue Recognition and Rent Management: Record and reconcile monthly Gross Potential Rent, including adjustments for concessions, vacancies, and bad debt allowances. Manage tenant billing cycles, ensuring accurate and timely recording of rent, utility reimbursements (RUBS), and other income streams. Monitor accounts receivable aging and collaborate with property managers to resolve outstanding balances. Common Area Maintenance (CAM) and Triple Net Billings: Calculate annual CAM charges and reconcile them with tenants, ensuring compliance with lease agreements. Prepare triple net (NNN) billings, including property taxes, insurance, and maintenance expenses. Collaborate with property managers and leasing teams to communicate reconciliations and adjustments to tenants. Local Tax Reporting and Compliance: Prepare and file local tax reports, including property tax returns, business licenses, and gross receipts tax filings. Ensure compliance with state and local tax regulations, keeping updated on changes affecting property management operations. Annual Financial Statements and Tax Return Preparation: Compile and review year-end financial statements, ensuring accuracy and compliance with GAAP. Prepare tax return workpapers and collaborate with external tax advisors for timely filing of federal and state tax returns. Assist in annual audit processes, providing necessary documentation and explanations to auditors. Process Improvement and Special Projects: Identify opportunities to streamline accounting processes and improve financial reporting efficiency. Lead special projects related to system upgrades, financial analysis, and operational reporting enhancements. Support the Controller and management team with ad hoc financial analysis and strategic initiatives. Requirements: Bachelor’s degree in Accounting, Finance, or related field. 5+ years of accounting experience in property management, with a focus on residential and commercial real estate. Strong knowledge of GAAP and property management accounting principles. Proficiency in Yardi or other property management accounting software. Advanced Excel skills, including financial modeling, pivot tables, and VLOOKUP functions. Excellent analytical, problem-solving, and organizational skills. Strong interpersonal and communication skills, with the ability to work collaboratively across teams. While performing the duties of this job, the employee is regularly required to walk, stand, and use hands to handle/lift objects. The employee occasionally must be able to lift to fifty (50) pounds. Additionally, the employee, on occasion, must crouch, kneel, or climb stairs. Most work is performed in an office environment and requires the ability to operate standard office equipment and keyboards. This position requires substantial movements (motions) of the wrists, hands and/or fingers. Must have close visual acuity to perform activities such as preparing and analyzing data and figures; transcribing; viewing a computer terminal; and extensive reading. Must have the ability to walk short distances.
