Senior Property Manager (Scattered Site)Overview Fulton Grace Property Management is a 3rd party management company. Your team portfolio will consist of about 330 single condo and multi family units. The Senior Property Manager is responsible for overseeing all aspects of residential property management for assigned units, ensuring effective operation, compliance, and communication with clients, tenants, and the internal team. The role involves handling time-sensitive matters, overseeing financial transactions, managing client and escalated tenant relations, and providing leadership and training to the property management team. Operational Management (40%)

Ensure timely collection and distribution of rental payments. Oversee all aspects of the turnover, move in and move out process. Run delinquency reports, alert owners of late or missing payments, and assist in eviction processes when necessary. Manage operating accounts for each property and ensure properties are funded at all times. Forecast expenses and keep an accurate budget.

Communication and Client Relations (30%)

Ensure clear and prompt communication with residents, clients, and team members. Serve as the main point of contact for owner inquiries. Address escalated issues related to residents and team members. Proactively communicate with residents and clients to prevent problems.

Team Leadership and Development (20%)

Participate in the interview, hiring and training process for all direct reports. Conduct annual performance reviews for all direct reports. Monitor the performance of all direct reports; coach growth opportunities and congratulate them on good work performance regularly. Assist in the maintenance and upkeep of property management documentation and guides, to ensure team members have full understanding of processes. Consistently conduct team meetings to ensure alignment of priorities and maximize efficiency. Cultivate a culture of independent, high-performing direct reports; ensure direct reports know when to involve Senior PM expertise.

Administrative and Compliance (10%)

Ensure team compliance with all standard operating procedures. Ensure team compliance with all company policies. Ensure team compliance with all Federal, State and Local laws related to Property Management and Real Estate services. Keep neat, detailed records and organize all documents thoroughly.

Experience Required

Education: Bachelor\'s degree in Business Administration, Real Estate, Property Management, or a related field preferred. Experience: Minimum of 3 years experience in property management, with at least 1 year in a supervisory role. Licensing: Possession of or ability to obtain a real estate leasing license as required by local regulations. Technical Skills: Proficiency in property management software (e.g., Appfolio) and Google Suite. Financial Management: Understanding of budgeting, financial reporting, and expense management for properties. Proven track record in managing residential properties, resident relations, client relations, vendor relations and financial management. The ability to oversee and manage the workload and work product of direct reports. Excellent communication and interpersonal skills. Proficiency in administrative procedures related to property management. Communication Skills: Excellent verbal and written communication skills for effective resident, vendor, and team interactions. Customer Service: Strong customer service orientation and experience in handling tenant concerns and queries. Organizational Skills: Ability to manage multiple tasks and projects efficiently and meet deadlines. Problem-Solving: Strong analytical and problem-solving abilities to address maintenance issues and tenant disputes effectively. Knowledge of Laws: Familiarity with local, state, and federal property management laws and regulations. Attention to Detail: Keen eye for detail, especially in lease documentation, property inspections, and maintenance works. Interpersonal Skills: Strong interpersonal skills to build and maintain relationships with tenants, vendors, and team members. What We Offer
