Position Summary
The
Consumer Loan Processor / TRID Specialist
is responsible for managing the full documentation lifecycle of real estate loan transactions-from application submission to loan closing. This role supports the lending team by preparing, reviewing, and processing loan documentation to ensure compliance with internal policies and external regulations, while safeguarding the Bank's security interests.
Principal Duties and Responsibilities Review loan packages for completeness and accuracy Request and track required documentation for approvals. Identify and resolve documentation deficiencies, including accurate data entry Ensure timely loan boarding and file maintenance Maintain close communication with attorneys and title companies Create, organize, and update loan files and workspaces Upload documents to the Bank's imaging system Resolve issues affecting collectability, lien position, equity, or marketability Present complete and approved loan packages for closing Audit loan packages for proper signatures, disbursements, and documentation Follow up on missing items to ensure regulatory compliance Prepares booking sheets required for loan onboarding. Provide mortgage payoffs and validate mortgage inquiries Coordinate with third-party vendors to resolve hazard insurance issues Process paid loan files, including document retention and borrower communication Ensure accurate loan coding for financial and regulatory reporting Assist with HMDA LAR reporting and data accuracy Support departmental projects and perform additional duties as assigned TRID Compliance Responsibilities
Ensure compliance with TILA-RESPA Integrated Disclosure (TRID) regulations Re-disclose loans within TRID's required 3-day window when changes occur Conduct post-closing compliance reviews of Loan Estimates and Closing Disclosures Review title commitments and surveys for accuracy and alignment Escalate deficiencies to loan officers promptly Verify documentation accuracy and regulatory compliance at application stage Serve as liaison between compliance and loan officers, addressing policy updates and regulatory changes Review fees and disclosures for TRID compliance Assist loan officers with disclosure-related issues and loan status Deliver exceptional customer service throughout the loan process Other Responsibilities
Supports and promotes the Bank's vision, mission and core values, organizational structure and policies and procedures. Must have excellent analysis, observation and decision-making skills. Highly focused, able to rapidly determine key priorities, clearly communicate the priorities and ensure resources are properly aligned. Excellent interpersonal and communication skills are necessary for maintaining effective relationships with Board members, officers, employees, and members of the business and civic community. Individual should be able to work under high pressure situations and a stressful atmosphere while remaining composed at all times. Provides a strong, compassionate and visible leadership, which fosters positive attitudes and trust among employees, and customers. Other duties as assigned. Education and Experience Requirements
A self-starting team player who possesses a High School diploma or GED. Minimum of 3-5 years of experience in mortgage closing or post-closing roles Knowledgeable in loan compliance and regulations. TRID regulatory compliance experience preferred but not required. Strong understanding of TRID guidelines and compliance requirements. Strong analytical skills and decision-making abilities. Should possess a strong working knowledge of real estate and commercial loan underwriting concepts, techniques, compliance and regulatory guidelines. Ability to manage multiple priorities and meet deadlines in a fast paced, high volume, work environment with accuracy and minimal supervision. Display a positive team working attitude with associates in all departments. Must have strong computer skills, with an emphasis on loan platforms. Proficient in Microsoft Office and Adobe Pro and loan origination system. Must be able to be physically present in the Bank to perform job duties.
