Overview
Base pay range: $180,000.00/yr - $220,000.00/yr
Chief Estimator - Affordable Housing Construction or Senior Estimator needed to oversee an estimating department at a NYC-based GC/Developer. This candidate should have working knowledge of both ground-up and large remodel projects in the NYCHA, PACT space.
Our client is a Developer/GC in the affordable housing space. They have an office in Manhattan, where this position would sit, and have projects throughout the five boroughs. This firm has a reputation of taking care of their people and doing quality work.
Responsibilities
Lead the estimating department, managing a team of estimators and collaborating with project managers, architects, and subcontractors.
Prepare detailed quantity take-offs and cost estimates from conceptual design through construction documents.
Analyze drawings, specifications, and other documents to prepare accurate budgets and bids.
Develop and maintain unit cost databases, subcontractor/vendor relationships, and historical project data.
Participate in design meetings, value engineering efforts, and preconstruction planning.
Coordinate with development and finance teams to align estimates with pro forma budgets and funding requirements.
Review and validate subcontractor bids for completeness, competitiveness, and compliance with project scope.
Stay current on market trends, material pricing, labor costs, and regulatory changes in NYC's affordable housing landscape.
Support bid submissions for RFPs issued by HPD, HDC, NYCHA, and other public/private funding agencies.
Profile / Qualifications
Minimum 10 years of experience in construction estimating, with at least 5 years in affordable housing projects.
Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
Extensive knowledge of NYC construction market, codes, union requirements, and public housing agencies.
Proficiency in estimating software such as ProEst, Sage Estimating, Bluebeam, On-Screen Takeoff, or similar tools.
Strong organizational, analytical, and leadership skills.
Excellent communication and interpersonal abilities to collaborate with internal and external stakeholders.
Demonstrated ability to manage multiple deadlines and priorities in a fast-paced environment in the building and construction space.
Job Offer Salary Range:
$150,000-$220,000+ annually, commensurate with experience
