Overview

Community Association Manager (Food & Beverage Experience) at KW PROPERTY MANAGEMENT AND CONSULTING. This role provides management, direction, and leadership to ensure the property is maintained and operated in accordance with KWPM objectives. Property Managers are certified and licensed by the State of Florida for Community Property Manager (CAM). Responsibilities

Act as the key employee liaison between the client, KW Property Management, and internal support staff; project a professional and competent image, provide friendly and outgoing customer service, and maintain timeliness and professional appearance. Work closely with the Association Board of Directors and/or Developer to manage and operate the community, facilitating solutions to problems within the community. Demonstrate strong management, customer service, and supervisory skills. On assigned properties, coordinate to ensure contractual property management obligations are met or exceeded. Prepare annual budgets for the association and analyze monthly financial statements, including operating variances, cash management, and strategies for receivables. Maintain complete and accurate property files and records; provide prompt, detailed, and accurate status reports on all properties. Supervise on-site team members; develop specifications, evaluate service needs, and ensure staff adheres to safety standards and works as a team. Establish and maintain collaborative working relationships between departments and with project teams; prepare for and chair team meetings. Acquire and maintain knowledge of state statutes and client community documents, policies, and procedures. Coordinate move-in processes with new resident representatives and provide staff introductions, service reviews, and rule explanations. Set and uphold high performance standards, ensuring delivery of services. Respond to communications in a timely and professional manner; maintain professional relationships with the Board of Directors, Unit Owners, and vendors. Ability to run a Board of Directors meeting when necessary according to Roberts Rules of Order. Prepare management reports, including updates on administrative items, financial overviews, property condition, project progress, and recommendations. Prepare professional presentations of reports, action plans, budgets, and analyses. Support KWPMs GREAT values, policies, and goals; manage time effectively across multiple projects. Attend monthly Managers meetings and maintain/update documents in management support systems. Monitor contracts, negotiate where appropriate, and ensure vendors provide appropriate insurance certificates and licenses; maintain updated vendor documents. Maintain records, files, and communications per company standards; update association communications (menus, newsletters, website). Process violations, work orders, architectural control applications, lease applications, and sale applications as required. Monitor cash balances and project funds; manage cash flow for capital improvements. Monitor aging reports, legal actions, and collections modules; maintain equipment maintenance logs and preventive maintenance manuals. Qualifications and Requirements

Must have strong working knowledge of customer service principles and practices. Ability to read, analyze, and interpret technical procedures, leases, regulations, or comparable documents. Proficiency in Microsoft Office applications. Must have a Florida CAM license. Must have a valid Florida Drivers license. Ability to work extended hours, including nights and weekends as needed. Ability to react to emergencies in a timely manner. Some locations may require bilingual English/Spanish. Work Environment and Scheduling
