Oversee all aspects of leasing and marketing at the property; work with the Community Manager to set leasing goals and develop a strategic marketing plan. Lead the leasing team to achieve effective leasing, marketing, and positive resident relations. Strategic Leasing Management: ensure leasing techniques are effective, follow-up procedures are met, leases signed, and records up to date. Audit lease files for policy adherence; address resident complaints and requests to maintain satisfaction. Develop and implement resident retention programs; effectively show, lease, and move-in prospective residents. Marketing Management: assist in developing the annual marketing plan and budget; implement marketing efforts to drive traffic; monitor progress; supervise events. Maintain product knowledge of property, competition, and market conditions; complete weekly market surveys. Utilize sales and marketing strategies to increase traffic and achieve budgeted occupancy. Personnel Management: assist in hiring, training, coaching, and developing on-site staff; ensure compliance with company directives and training benchmarks. Administrative Management: manage customer service, monitor maintenance service requests, and supervise operations; ensure timely repairs and property appearance. Qualifications
High School Diploma or Equivalent; Bachelors degree preferred or one years experience in housing. Ability to perform on-site software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements
Regularly stationary; able to stand or sit for prolonged periods and communicate with others. Ability to climb stairs/ladders, move about the property, operate vehicles, and handle tasks in various environments; may require overtime, weekends, or night hours for emergencies. May be exposed to hazardous chemicals; may work in extreme temperatures and outdoor conditions. Salary and Benefits
