Job Description
JOB SCOPE: The Sr Director, Controller - Property Accounting is responsible for directing the monthly and quarterly preparation of financial statements for all real estate entities, prepare periodic lender compliance reports, annual business planning, property accounting and Yardi administration. Active in monthly forecasting process and expense reviews, as well as manage associates.
JOB SUMMARY: This role is responsible for preparing financial statements of all real estate entities and all debt compliance reports required for lenders. Assists in budgeting, forecasting and business analysis for real estate business. Assist in expense management initiatives, compile required financial data analytics and prepare presentations. Actively participate in financial and business projects.
SUPERVISION: Direct:1-4 direct reports: (Mgr III, Accounting), (Accounting Manager), (Dir, Property Reconciliations), (Director, System Admin)

Responsibilities/Skills/Experience Requirements
JOB DUTIES/RESPONSIBILITIES:
Works with Asset/Property Management and property accountants to finalize monthly operating statement variance reports and timely completion of balance sheets, operating statements and statement of cash flows Develops, improves, and maintains effective internal control standards for real estate financials, expense management, tax reporting and analysis Prepares accurate and timely monthly, quarterly, and annual financial statements of all real estate entities; ensure compliance with Generally Accepted Accounting Principles (GAAP) reporting Compiles all debt compliance financial reports required for lenders; responsible for calculation of debt ratios in connection with loan covenants; highlights key items to management Partners with Sr Director Business Controller with budgeting and monthly forecasting processes, collaborating closely with key stakeholders and providing summary presentations Collaborates with Leadership in expense management initiatives to create efficiencies and reduce cost Provides regular and ad hoc reporting and analysis as required to help improve business results Performs supervisory functions, including but not limited to, making employment decisions regarding hiring, promoting, demoting and terminating, conducting performance appraisals and coaching and developing associates
JOB REQUIREMENTS:
Bachelors Degree 5-10 years of related experience Up to 25% travel 18 years of age or older
REQUIRED SKILLS:
Bachelor s degree in Accounting. Advanced degree preferred Minimum of 8-10 years of experience in Financial Reporting / GAAP, Financial Planning & Analysis, Expense Management including real estate taxes, facilities, cost recoveries Minimum 5-10 years of Real Estate experience; strong knowledge of Real Estate financials, laws, leases, valuations, property taxes and capital expenditure Ability to leverage technology, systems, and automation to scale Excellent verbal and written communication skills and can effectively influence stakeholders Aptitude to collaborate across teams, cross functionally to complete projects Strong knowledge of real estate accounting principles and financial analysis; superior attention to details and proactively resolve issues Strong decision making and problem-solving skills Demonstrated ability to prioritize and multi-task in a fast paced, changing environment Microsoft Office 365 and Yardi experience required
PREFERRED SKILLS:
Certified Public Accountant (CPA) preferred
