Key Responsibilities: Lead the preparation of accurate and comprehensive conceptual, schematic, DD, and GMP estimates. Perform quantity takeoffs and cost analysis across all 16 divisions, including mechanical, electrical, plumbing (MEP) systems. Develop and maintain detailed preconstruction budgets, cost models, bid packages, and scope sheets. Collaborate with project managers, owners, architects, engineers, and subcontractors to clarify scope, align expectations, and drive value engineering solutions. Analyze drawings, specifications, and other documents to prepare detailed, competitive estimates. Solicit, review, and level subcontractor and vendor bids for accuracy and scope coverage. Present and defend budgets internally and externally, demonstrating confidence in the accuracy and logic behind cost assumptions. Maintain and update pricing databases, historical cost information, and vendor/subcontractor relationships. Assist in refining estimating systems and templates to improve team efficiency and consistency. Support mentoring and leadership within the preconstruction team. Qualifications: Minimum of 10 years of experience in construction estimating with a general contractor. Extensive experience in GMP proposals, conceptual estimating, and value engineering. Strong proficiency across all 16 CSI divisions, with deep knowledge of MEP systems. Proven experience in estimating for office, mixed-use, hotel, and multifamily residential projects. Must be able to provide a sample (non-proprietary) construction budget as part of the evaluation process. Proficient in estimating software (e.g., ProEst, Sage Estimating, Bluebeam, On-Screen Takeoff, etc.). Advanced understanding of construction drawings, means and methods, costs, and scheduling. Bachelor's degree in Engineering, Architecture, or Construction Management required. Excellent analytical, communication, and presentation skills. Self-motivated, detail-oriented, and eager to be a long-term contributor to the firm's success. What's on Offer
