The General Manager has complete charge of the day-to-day operations of first-class, high-rise luxury rental residences and mixed-use facilities shared with hospitality, retail, office, and other common areas. The role is responsible for the operation, maintenance, management, lease expiration management, capital projects, financial reporting, and additional operational duties of the asset. The General Manager collaborates with residents and prospects to understand their needs and ensures the property is effectively managed relative to operations and marketing strategies during lease-up and stabilization. The General Manager establishes rapport and manages relationships with contractors, vendors, and employees, and must be available to meet the needs of residents, guests, contractors, vendors, and employees. Responsibilities
Negotiates contracts with third parties for work, including corrective and preventative maintenance, and oversees performance of work by staff and third-party contractors. Communicates with building ownership weekly regarding issues involving the community; resident concerns; building/operations; employee concerns or changes in personnel; unit status; market activity; new residents; leases and move-ins. Prepares, in conjunction with Facilities Manager, a preventative maintenance schedule and updates it when completed. Ensures compliance with all applicable laws and regulations, including Federal Fair Housing Regulations, the State of Texas, and the City of Dallas. Manages unpaid rents and maintenance owed by residents and submits delinquency reports. Maintains on-site necessary Certificates of Insurance for residents' personal property and general liability. Oversees and ensures the accuracy of individual TAA Lease files for each unit. Maintains files for all correspondence, bids, repair orders, and maintenance records. Provides daily updates to the General Contractor regarding warranty and project coordination on new builds. Personnel
In partnership with Human Resources, establishes and maintains a proactive HR function to motivate, train, develop, and retain employees; administer wages/benefits and comply with policies and labor regulations. Recruits, interviews, hires, and discharges personnel in partnership with Human Resources. Assesses and reviews the job performance of subordinates on an ongoing basis. Ensures coaching, counseling, and disciplinary procedures are utilized; oversees proper training and development of all subordinates. Approves personnel schedules, monitors attendance, and approves timecards and vacation requests. Directs and coordinates the activity of all assigned personnel and responsibilities. Maintains accurate payroll records and timely payroll approvals. Conducts yearly formal performance reviews for direct reports and approves performance reviews for subordinates. Conducts regular departmental meetings to promote continual staff development and improvement. Creates an environment that provides employees with the tools, training, and resources to deliver exceptional customer service and teamwork. Budget
Prepares an annual budget and monthly variance reporting, quarterly budget re-forecasting, and capital improvement plan when required. Approves all property-related expenditures and seeks approval if expenses exceed the budget. Monitors monthly expenditures to stay within forecast budget guidelines. Reports variances of actuals versus budget in monthly financial variance reports. Assists with audits as requested by auditors or investor syndications. Distributes audited monthly and annual financial reports. Forecasts ancillary revenue in the monthly financial package. Prepares correspondence and reports regarding finances as required by ownership. Basic understanding of GAAP (Generally Accepted Accounting Principles). Safety
Ensures safe practices for employees, residents, visitors, contractors, and vendors across the building and common areas. Complies with general safety rules and regulations (OSHA). Building Access Control
Maintains Building Access Control procedures at all times. Ensures all entry points are properly staffed and secured. Trains staff to follow Access Control procedures and key control protocols. General
Maintains a clean, neat, and professional appearance and work environment. Understands Building Safety Procedures and the role in maintaining a safe environment and in emergencies. Ensures compliance with Employee Manual rules and regulations by all personnel. Understands real estate market conditions relevant to the sub-market, including trends in rental rates, marketing, and broker interactions. Education/Experience
A four-year bachelor’s degree (preferably Real Estate, Finance, Accounting, or Marketing) from an accredited university or equivalent experience in a luxury multi-family building, mixed-use project including multi-family, hotel, condominium, and retail building operational management. A minimum of five (5) years of property management experience in a luxury high-rise is required, including luxury multi-family lease-up, master association coordination and allocation billing, budgeting and expense controls; personnel supervision and development; building management; and interpretation of maintenance requests. Strong customer service, data interpretation, and communication skills are required. Computer Skills
Proficiency in Yardi, TAA Blue Moon, Building Link, SALTO Access Control, Key Track, and Microsoft Office Suite. Effective written and verbal communication skills. Driving requirements: Valid Texas driver’s license and automobile liability insurance. What We Offer
