About Cutalong at Tributer Resort Located in Mineral, Virginia, Tributer Resort spans 1,000 acres bordering Lake Anna and is poised to become a premier destination in Virginia. The development plan includes over 800 residential entitlements, featuring estate homes and homesites, executive homesites, cottages, villas, townhomes and luxury condominium accommodations. The resort's planned amenities include a spa & wellness center, multiple restaurants, social and conference meeting space and a rich array of resort activities all anchored by the prestigious Cutalong Golf Club. Position Summary: Our development team at Cutalong at Tributer Resort is looking for a Project Controller to take ownership of the financial management for all real estate development and capital projects. As the resort enters a pivotal growth stage, this role will be instrumental in driving financial accuracy and strategy. The Project Controller will oversee all aspects of project accounting, from detailed budgeting and cash flow forecasting to managing construction loan draws and investor communications. This is a hands-on leadership role for a meticulous professional who thrives in a dynamic, development-focused environment and is eager to grow with the project. Key Responsibilities Include: Own and manage detailed project budgets, tracking actual costs against forecasts, analyzing variances, and reporting on financial performance to senior leadership. Drive the cash management process by creating, maintaining, and presenting rolling 60-day cash forecasts, ensuring adequate working capital and project liquidity. Serve as the key financial point of contact for investment teams, clearly and proactively communicating funding requirements and project cash needs. Lead the entire construction loan draw process, including compiling all necessary documentation, submitting draw requests, and ensuring timely funding. Oversee all project-related accounts payable and accounts receivable, ensuring proper classification of Capex vs. Op-Ex expenses and accurate job costing. Manage and process all contractor payment applications, ensuring strict compliance with the collection of conditional and unconditional lien releases. Prepare and post journal entries, perform complex reconciliations, and ensure the integrity of all project-related financial data within the accounting software. Develop and implement robust internal controls and processes for project accounting. Lead and mentor a small project accounting team, fostering a culture of accuracy and accountability. Interface with hospitality and other corporate accounting teams while maintaining a primary focus on financial control of real estate development. Qualifications: A bachelor's degree in accounting, finance, or a related field is required. 5+ years of progressive experience in project accounting, construction accounting, or a similar controller role. A background in construction management or real estate development is not required, but highly preferred. Expert-level understanding of project budgets, cash flow forecasting, construction draws, and lien waivers. Proven ability to work independently and take ownership of financial processes in a fast-paced, entrepreneurial environment. Meticulous attention to detail and an unwavering commitment to accuracy. Proficiency in accounting software (e.g., Xero, QuickBooks, Sage, NetSuite, or similar) and advanced skills in Microsoft Excel. Excellent communication and interpersonal skills, with the confidence to follow up and interface with investors and senior management.
