About Cutalong at Tributer Resort Located in Mineral, Virginia, Tributer Resort spans 1,000 acres bordering Lake Anna and is poised to become a premier destination in Virginia. The development plan includes over 800 residential entitlements, featuring estate homes and homesites, executive homesites, cottages, villas, townhomes and luxury condominium accommodations. The resort's planned amenities include a spa & wellness center, multiple restaurants, social and conference meeting space and a rich array of resort activities all anchored by the prestigious Cutalong Golf Club. Position Summary Our development team at Cutalong at Tributer Resort is looking for a Project Manager who will be responsible for the onsite supervision of the growing resorts development projects including luxury residential condominiums and luxury resorts amenities and community infrastructure. The Project Manager will work closely with the resort's project director and be the onsite point of contact for general contractors, preferred homebuilders, and their supervisory teams. This position reports directly to Cutalong's Project Director performing the following duties: Work with the Project Director and Controller to maintain budget and financial reporting for assigned projects. Create monitor and report product budgets, schedules, and quality standards. Obtain third-party bids and budget approval for assigned projects. Monitor projects daily while documenting construction progress in the company's construction management system, monitoring compliance with all building and regulatory agency permits. Attend weekly Owner Architect and Contractor (OAC) meetings and monitor weekly schedule updates, ensuring timely response to RFIs. Coordinate responses to Change Event and Change Order requests for successful resolution. Perform and document Milestone Progress QAQC Inspections insuring completion of projects to specified drawings, plans and specifications. Coordinate procurement and installation of Owner Furnished Owner Installed (OFOI) items. Perform project delivery punch lists in coordination with project architects and engineers, ensuring proper communication, resolution, and completion for exceptional project delivery. Work with Project Managers and Controller to create and maintain project financial models that match the latest project budgets and schedules. Must possess technical ability to learn project specific programs and have finance abilities to track project costs. Qualifications Bachelor of Science in Construction Management, Finance, Architecture, Engineering, or a related field; Master of Real Estate Development is a plus. Previous project management experience in construction management of horizontal and vertical ground up construction projects; specific experience with resorts, private clubs, and/or custom homes is a plus Experience in wastewater, utilities or civil engineering is a plus Technical abilities in programs such as SketchUp, Revit, AutoCAD, Procore, and/or Auto Desk is preferred Proficient in reading architectural and engineering plans and specifications. Must be proficient in Microsoft Office Suite Outstanding leadership, communication, problem solving and organizational skills.
