We are seeking a highly motivated and experienced Project Manager to oversee the construction and development of new and existing self-storage facilities in the Atlanta, GA metropolitan area.
The ideal candidate will have a deep understanding of the self-storage industry, a proven track record of managing construction projects from conception to completion, and a strong ability to manage budgets, timelines, and multiple stakeholders. This is a crucial role that will ensure our projects are delivered on time, within budget, and to the highest quality standards.
Key Responsibilities:
- Project Leadership: Lead and manage all phases of self-storage construction projects, including planning, design, permitting, construction, and closeout.
- Budget & Cost Control: Develop, manage, and monitor project budgets, ensuring all costs—including materials, labor, and permits—are tracked and aligned with project goals. Proactively identify and resolve potential budget overruns.
- Vendor & Contractor Management: Vet, select, and manage relationships with third-party suppliers, contractors, and subcontractors. Negotiate contracts and ensure all parties adhere to project specifications and quality standards.
- Scheduling & Timeline Management: Create and maintain detailed project schedules and timelines, ensuring all milestones are met. Identify and mitigate potential delays to keep projects on track.
- Communication & Reporting: Serve as the primary point of contact between internal teams, external contractors, and stakeholders. Provide regular, detailed progress reports on project status, budget, and potential issues.
- Risk Management: Identify and assess project risks and develop proactive strategies to minimize their impact.
- Quality Assurance: Conduct regular site visits and inspections to ensure construction quality meets company and industry standards. Oversee the final punch list and project closeout process.
- Permitting & Compliance: Navigate and manage the entire permitting process with local and state authorities in Atlanta and the surrounding areas. Ensure all projects comply with relevant building codes and regulations.
Qualifications:
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
- five years of progressive project management experience, with at least three years specifically in the self-storage or a closely related commercial construction industry.
- Proven experience managing construction projects in the Atlanta, GA market, with a strong understanding of local regulations, permitting, and building codes.
- Exceptional skills in project planning, budgeting, and risk management.
- Proficiency with project management software (e.g., Procore, Microsoft Project, Asana).
- Strong leadership, communication, and negotiation skills.
- Ability to manage multiple projects simultaneously while maintaining a high level of attention to detail.
- Self-motivated and able to work independently with minimal supervision.
