Position:
Maintenance Technician II at Cadence Cool Springs Apartment Homes, a premier 252-unit garden-style community in Franklin, TN. Recognized as a top workplace by USA TODAY for 2024 and 2025, we pride ourselves on our community-driven culture. Your Responsibilities: Ensure the upkeep of a multi-million dollar luxury community, enhancing the living experience for residents. Utilize your troubleshooting and technical skills to address issues related to HVAC, plumbing, electrical systems, and more. Build strong relationships with residents by providing timely assistance with general maintenance needs, including appliances and flooring. Collaborate with the service team to prepare vacant units for leasing, adhering to Simpson's quality standards. Contribute to the maintenance of the property's curb appeal. Qualifications: Minimum of 1 year of relevant maintenance experience. Familiarity with HVAC, electrical, plumbing, appliance repair, and basic carpentry. CPO certification required (can be obtained post-hire). Fair housing training is necessary; CAMT certification is preferred. Basic experience with MS Office Suite (Word and Outlook). Exceptional customer service skills. Willingness to be on call as needed. What We Offer: Generous rent discounts (20% standard, 35% for on-call team members, 40% after 3 years). Annual shoe stipend up to $125, and uniforms provided twice a year. On-call bonus for scheduled duty and a quarterly performance bonus of up to 6% of your salary. Generous paid time off, starting at 15 days per year, plus holidays and wellness days. Comprehensive health, dental, and vision insurance. 401(k) plan with a company match of 100% up to $3,500 per year.
