Facilities Management Technician
Under general supervision, performs a variety of skilled maintenance duties to include construction, plumbing, carpentry, electrical, generators, bay doors and painting. Performs maintenance on HVAC to include electronic system calibration and management. Performs periodic and preventative maintenance, testing, and calibrating on all heating, ventilating, refrigeration units and air condition equipment to include monitoring of systems electronically. Performs minor repairs on HVAC system. Performs general plumbing and carpentry repairs to include construction. Uses various hand tools to repair toilets, sinks, plumbing fixtures, cabinets, and doors. Performs dry wall repairs and woodworking construction of countertops, shelving, and walls. Repairs irrigation system. Responds to various service requests and provides corrective action. Moves furniture and boxes, replaces ballasts, lamps and light fixtures Troubleshoots and repairs complex building systems such as generator, fuel systems, fire and intrusion alarms, fire protection systems, access control systems and bay door components. Monitors and maintains computerized control systems, fire detection and security systems. Assists in monitoring various contractors to include special projects and mowing contractor duties. Contacts various vendors in order to obtain bids on material and services. Provides details to obtain quotes and evaluates results. Adheres to personnel, safety, and department policies and procedures. Performs other duties as assigned. Qualifications: A High School or General Equivalency Diploma (GED) is required. Must have a valid state-issued driver's license and driving record must be in compliance with Town policy. Two (2) years of previous commercial building maintenance experience is preferred. To perform the essential functions of the job must be able to talk, read, see, walk, and hear. Perform strenuous physical activities to include bending, kneeling, and stooping; exerting up to 100 lbs. of pressure, lifting, pushing, pulling and carrying heavy objects to include equipment and supplies several times a day; work in adverse environmental and hazardous conditions to include mechanical, electrical, fume odor, dust/mist, chemicals, and other solid waste substances. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Completion of trade school or HVAC training is preferred. Must have a good working knowledge of plumbing, HVAC, carpentry operations. Must be able to meet deadlines and work well with all levels of employees. Must have good hand/foot/eye coordination to operate equipment and be able to follow oral and written directives. Must be able to maintain a pleasant and professional demeanor at all times. Must be able to work evenings and weekends, as needed.
