Manage and direct the communitys marketing, print and internet advertising, sales activities, leasing team members, and resources to achieve revenue, occupancy, resident retention, and leasing goals. Direct the on-site leasing team and oversee day-to-day leasing activities. Generate and monitor traffic, lease apartments, prepare lease documents, and complete move-in procedures as part of the leasing process. Review and analyze financial, traffic, closing ratio, and operational reports to identify and resolve issues impacting leasing performance. Respond to resident and ownership questions and concerns in a timely and professional manner. Develop and implement short- and long-term marketing plans to sustain occupancy; use pricing, concessions, and advertising strategies to boost traffic and leases. Develop print and internet advertising strategies and generate sales and leasing reports using company software. Work with maintenance to ensure property appearance and safety; inspect units and use merchandising techniques to promote the community. Oversee lease renewals and manage the communication and notification process; assist with move-outs as necessary. Supervise and train the leasing team, and evaluate performance in line with company policies. What We Are Looking For
Previous multi-family leasing experience; luxury high-rise experience preferred, but a positive can-do attitude is required. Proficiency in MS Office; experience with property management software (Yardi/OneSite) is a plus. Ability to read, write, and communicate effectively; ability to explain apartment features and answer resident questions; professional demeanor and appearance. Essential Responsibilities
Ensure revenue and occupancy goals by directing marketing, advertising, and sales activities; monitor on-site traffic; maintain ready-apartment inventory; set rent pricing and concessions; monitor day-to-day activities. Stay informed about market and competition; develop marketing plans and pricing strategies to boost traffic and leases. Develop advertising strategies, promote the community using available technology, and generate sales/leasing reports. Coordinate with maintenance to meet company standards; enhance salability through merchandising and ready-unit readiness. Participate in leasing by qualifying prospects, preparing lease documentation, and completing move-ins per policy. Analyze financial reports and other data to resolve leasing performance issues; present marketing results to clients and owners. Oversee lease renewal program and resident communications; assist with move-outs as needed. Supervise leasing team, including hiring, training, and performance management. Required Licenses Or Certifications
All licenses/certifications required by state and local jurisdictions. Valid drivers license to drive a golf cart on property. Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors and outdoors in all weather conditions; lift up to 25 pounds alone and up to 50 pounds with assistance. Occasional travel to assist other properties or attend training; flexible schedule including evenings, weekends, and holidays. Hourly range: $23.00 - $26.00 Additional Compensation
Bonuses may be available based on individual and company performance (corporate positions). Bonuses may be available for onsite property positions (weekly/monthly/quarterly). Benefits
