With a strong track record of successful investments, the firm is seeking an experienced finance professional with advanced real estate financial modeling expertise to support its continued growth. Position Overview
The Real Estate Finance Manager (or Senior Analyst) will play a key role in
financial modeling, scenario planning, forecasting, and investment evaluation
for both vertical development and land acquisition projects. This role is critical in providing data-driven insights to support
investment decisions, funding strategies, and cash flow management . The ideal candidate will have
hands-on experience building and managing complex real estate financial models in Excel
and a deep understanding of real estate development economics. This individual will also work
closely with operations, development, and sales teams
to ensure financial models reflect the latest project realities. They will continuously integrate
real-time project performance data , including construction progress, sales velocity, leasing rates, and occupancy trends, to refine financial forecasts and inform critical business decisions. Key Responsibilities
Develop, enhance, and maintain sophisticated real estate financial models in
Excel
to evaluate new and existing investments. Conduct
scenario and sensitivity analyses
for various investment opportunities, rental properties, and land acquisitions. Assess deal structures and financing options to support
capital raising efforts
and lender negotiations. Forecast project and asset-level cash flows, IRR, NPV, and other key financial metrics. Investment Evaluation & Feasibility Studies
Analyze potential real estate acquisitions, determining financial viability based on market trends, construction costs, revenue projections, and debt structures. Provide recommendations to senior leadership based on thorough financial assessments and risk-adjusted returns. Assist in the preparation of
investment memos and reports
for internal and external stakeholders. Operational Collaboration & Forecasting
Work closely with operations, development, and sales teams
to incorporate real-time project performance metrics into financial models. Track key project milestones, leasing velocity, sales absorption rates, rental pricing trends, and construction cost variances to ensure financial models remain accurate and dynamic. Identify financial implications of operational adjustments, such as modifications to rental rates per square foot, absorption schedules, or construction timelines. Develop
short- and long-term financial forecasts
that support proactive decision-making and scenario planning. Cash Flow & Capital Planning
Maintain
rolling cash flow forecasts
to track liquidity needs and ensure adequate capital availability for ongoing and upcoming projects. Support
capital calls
by providing accurate financial projections and justifications for funding requests. Collaborate with CFO and CIO on debt and equity structuring, ensuring capital allocation aligns with investment strategy. Reporting & Stakeholder Collaboration
Prepare presentations and financial reports for investors, lenders, and senior management. Work closely with the CFO and CIO to provide financial insights for strategic decision-making. Partner with development teams to ensure alignment between financial planning and project execution. Required Qualifications
5+ years of experience in real estate financial modeling
within a
real estate investment, development, or private equity firm. Advanced Excel modeling skills , with the ability to build models from scratch and improve existing frameworks. Strong
forecasting and cash flow management experience , particularly for capital-intensive real estate projects. Experience integrating
operational performance data
(e.g., leasing, sales, construction progress) into financial models. Deep understanding of real estate investment metrics, including
IRR, NPV, cap rates, proformas, debt/equity structures, and sensitivity analysis. Experience with securing project financing, working with lenders, and analyzing debt structures. Knowledge of market research, construction costs, zoning regulations, and underwriting for real estate development. Strong communication skills, with the ability to present financial insights to senior executives and investors. Bachelors degree in Finance, Real Estate, Economics, or a related field (MBA or CFA preferred but not required). Preferred Qualifications
Experience working with institutional investors, banks, or private equity on real estate financing. Experience with mixed-use developments, large-scale residential, or commercial real estate. Why Join?
