The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations at the property. Essential Duties & Responsibilities
Property Leasing and Administration Regular/daily onsite attendance is required Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and follow-up Complete all leasing paperwork needed before move-in Assist with lease audits, walking units, and the turnover process Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals Perform various administrative tasks as needed Address resident complaints, concerns, and requests to ensure resident satisfaction Assist in developing and implementing resident retention programs (e.g., resident events, promotions, monthly newsletter) Contribute to general upkeep and cleaning of office, common areas, and model Marketing & Outreach: assist in implementing annual marketing plan outreach Review and assist in completing market surveys/analysis to generate ideas Maintain product knowledge of the property, competition, and market conditions; complete weekly market survey reports Customer & Resident Relations: provide excellent customer service and monitor service request turnaround Project a positive image of the community to achieve objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce policies of the community as directed by the supervisor Education/Experience
High School Diploma or Equivalent Basic computer skills and ability to perform on-site software functions Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
Regular movement to accomplish tasks, communicate, and operate in various environments Ascend/descend ladders, stairs, and other access points; ability to remain stationary for periods Occasionally move to different positions and environments; lift or move objects up to 25 lbs; work overtime, weekends, and nights as needed; outdoor work in various weather conditions At Asset Living, compensation decisions consider factors such as skill set, background, and training.
