LEASING CONSULTANT The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations at a property. Essential Duties & Responsibilities Property Leasing and Administration Regular/daily onsite attendance is required Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease Conducts all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and follow-up Completes all leasing paperwork before move-in Assist with lease audits, walking units, and the turn process Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and aim to achieve leasing goals Perform various administrative tasks as needed Address resident complaints, concerns, and requests to ensure resident satisfaction Assist in developing and implementing resident retention programs (e.g., resident functions, promotions, monthly newsletter) Contribute to general upkeep and cleaning of office, common areas, and model Marketing & Outreach: assist in implementing annual marketing plan, review market surveys, and generate ideas to address market conditions Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey Customer & Resident Relations: provide excellent customer service and monitor service request turnaround Project a favorable image of the community and ensure consistency in dealing with residents Enforce community policies as delegated by the supervisor Education/Experience High School Diploma or Equivalent Ability to understand and perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regularly move about to accomplish tasks, communicate, and operate equipment; may be required to stand or sit for extended periods Capable of climbing ladders, stairs, and moving in various environments; may lift up to 25 lbs Ability to work overtime, weekends, and night hours in emergencies; exposure to outdoor elements and hazardous chemicals At Asset Living, compensation decisions reflect factors such as skill set, background and training, certifications, etc. Offers include total rewards: medical/dental/vision/life insurance, disability, 401K with employer matching, commissions/bonuses when applicable, paid sick days and company holidays for full-time employees.
