Leasing Consultant The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations at a property. Essential Duties & Responsibilities Property leasing and administration Regular/daily onsite attendance is required Show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease Close sales: generate appointments, develop leads, conduct tours, maintain model units, and complete follow-up Complete all leasing paperwork before move-in Assist with lease audits, unit walkthroughs, and turnover processes Maintain accurate prospect traffic and leasing data; respond to prospect leads within 24 hours Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and aim to exceed leasing goals Perform various administrative tasks as needed Address resident complaints, concerns, and requests to ensure satisfaction Assist in developing and implementing resident retention programs (e.g., events, promotions, monthly newsletter) Contribute to general upkeep and cleaning of office, common areas, and model Marketing & Outreach: assist in implementing annual marketing plan outreach and market analysis to generate ideas and formulate plans Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports Customer & Resident Relations: provide excellent customer service and monitor service request turnaround Project a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce community policies as delegated by the supervisor Education/Experience High School Diploma or Equivalent Ability to understand and perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regularly move about to accomplish tasks or move between worksites; communicate with others and perform repetitive motions Frequently ascend/descend ladders, stairs, ramps, and stand or sit for extended periods Occasionally move to accommodate tasks in various environments, lift up to 25 lbs, and operate jurisdictional equipment as needed May require overtime, weekends, or night hours in emergencies; work in various temperatures and outdoor conditions Compensation and Benefits Asset Living provides a total rewards package including medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses where applicable; paid sick days and company holidays for full-time employees.
