JOB SUMMARY

Club Champion is looking for a highly motivated, hands-on Director of Real Estate & Site Strategy who will lead site selection, analysis, and acquisition efforts for Club Champion Golf. The ideal candidate lives for identifying “perfect sites,” loves to travel, thinks like a strategist + dealmaker, and has a refined eye toward ensuring locations align with our luxury brand. Essential Functions

Site Sourcing & Discovery Travel extensively (≈ 90%) to prospect potential locations nationwide. Work with brokers, landlords, developers to identify available real estate that meets Club Champion’s standards. Maintain a robust pipeline of potential sites: often tracking, visiting, evaluating many more than will be built. Brand-Focused Evaluation & Standards Deep understanding of what a Club Champion store should look and feel like. E.g., avoid sites where guests must walk upstairs under awkward conditions, be very selective about co-tenants and shared ownership or mall placement. Apply luxury branding constraints: storefront visibility, parking, traffic flow, frontage, finishes, etc. Market & Demographic Analysis Use market tools (e.g. Buxton Analysis or equivalent) to evaluate trade areas, customer demographics, competing locations, saturation & cannibalization issues. Ensure new stores are sufficiently separated (e.g. 60+ miles or another appropriate buffer) so as not to cannibalize existing ones. Evaluate competition, co-tenant mix, mall vs standalone; perform thorough feasibility/due diligence studies. Lease / Acquisition Negotiation & Deal Structuring Lead negotiation with brokers/landlords to get favorable terms (rent, tenant improvements, exclusivity, signage, access, etc.). Coordinate with legal, finance, construction teams to evaluate risk, cost, timeline. Ensure processes are in place to assess return on investment for each opportunity. Strategic Planning & Portfolio Management Provide input into long-term growth plans: how many stores, what geographies, what types of real estate (mall, street, power center, etc.). Monitor existing portfolio: ensure optimization, renewals, and knowing when to exit or reposition sites. Measure and report on key performance metrics: cost per square foot / per site, revenue per location, travel ROI, cannibalization, etc. Collaboration & Cross-Functional Work Work closely with operations, marketing, finance, legal, store design & construction to ensure new site selection aligns with broader company directives. Liaise with brokers and external partners, maintain strong relationships. Compensation

The salary range for this role is $125,000 to $150,000 annually. This range reflects what we in good faith believe we would pay for this role at the time of this posting. We may ultimately pay more or less than the posted range, and the range may be modified in the future. An employee’s particular pay position within this range will be based on several factors including, but not limited to, relevant education, qualifications, certifications, experience, skills, seniority, geographic location, performance, shift, travel requirements, sales or revenue-based metrics, and business or organizational needs. This job is also eligible for a Performance Bonus. We offer a comprehensive package of benefits including paid time off, medical/dental/vision insurance, 401(k), and life insurance to eligible employees. You can apply for this role through our careers page (or through Paycom directly if you are a current employee). Club Champion, an equal opportunity employer, is committed to equal opportunity for all employees and applicants. We recruit, hire, train, promote, pay, and administer all personnel actions without regard to race, color, religion, sex (including pregnancy, childbirth, and medical conditions related to pregnancy, childbirth, or breastfeeding), sex stereotyping (including assumptions about a person’s appearance or behavior, gender roles, gender expression, or gender identity), gender, gender identity, gender expression, national origin, age, mental or physical disability, ancestry, medical condition, marital status, military or veteran status, citizenship status, sexual orientation, genetic information, or any other status protected by applicable law. We interpret these protected statuses broadly to include both the actual status and also any perceptions and assumptions made regarding these statuses. Education And Experience Required

7–10+ years of experience in commercial real estate, site selection, retail expansion or similar, ideally in a luxury or experience‑driven brand. Strong analytic skills: able to model trade areas, financial viability, use tools like Buxton (or similar GIS / demographic analysis tools). Ground experience: visiting sites in person, assessing all the attributes that matter in real world (not just map/demographics). Excellent negotiation skills (leases, landlords, co-tenancy, signage, etc.). Willingness & ability to travel extensively (up to ~90% of time). Strong judgement around brand, customer experience, aesthetics. Luxury branding sensibilities. Self-starter, able to manage multiple site projects in various stages at once. Great communication skills: able to present site options, trade-offs, ROI to senior leadership. Expectations / Conditions

Travel: ~90%, both regional and national. Frequent site visits, broker meetings, landlord visits. Geographic reach: all U.S. (or specific regions to start). Role is field-heavy; some remote / office work is OK, but many days on site. Must be able to evaluate sites physically (parking, ingress/egress, visibility, co-tenant context, surroundings) as well as via data. What Success Looks Like

A pipeline of high-quality sites that meet brand, financial thresholds, and timelines. New stores that open on budget / schedule, and perform per expectations (sales per sq ft, customer experience, etc.). Low instances of cannibalization or over-saturation in markets. Strong lease deals and favorable terms. Demonstrated pattern of strategic growth, with geographic expansion aligned with target market demographics and luxury positioning. Seniority level
