Overview
Next Stage Design + Build, an award-winning and nationally recognized residential design-build firm, is seeking a full-time Project Developer to join our team. We are seeking an enthusiastic team player with consultative selling and project management skills to plan, develop and sell residential remodeling projects for upscale homeowners. Project types include kitchens and baths, additions, exterior renovations, and whole house remodels. This position is responsible for working directly with clients to assess their needs, differentiate NEXT STAGE from our competitors, provide budgetary guidance, work closely with our Design staff to develop designs, and collaborate with our Production team to deliver projects on time and on budget. The successful candidate must be able to work well in a team-focused environment, make sustained contributions, and demonstrate skill in consultative selling.
Responsibilities
Qualify new inquiries, meet potential clients in their homes to assess remodeling needs, present the NEXT STAGE process, convert prospects to design agreements, work with designers to develop and price the project, and provide a written contract of the scope of work and necessary documentation for execution.
Serve as the primary pricing administrator before, during, and after project completion.
Prepare design agreements and collect design fees to convert prospective leads to clients; develop concepts and produce detailed design work.
Develop project pricing using estimating parameters and tools, maintain gross profit standards, and ensure pricing accuracy with collaboration from Estimator and Production.
Prepare budget estimates and detailed pricing summaries; provide budgetary ranges for proposed scope of work; present proposals to clients with budgetary spreadsheets.
Coordinate with Project Designers, Estimators, and the Production Department to ensure feasibility, accurate estimation, and proper execution of work.
Generate construction contracts, change orders, and related documentation; hand off job packages to Production with clear scope and budget understanding.
Lead and coordinate internal and external resources (designers, architects, engineers, trade partners) to design and build remodeling projects; manage timelines to meet permit and contract targets.
Qualifications
High school diploma and minimum five years of related sales and/or field experience; Bachelor’s degree in design, construction, or architecture-related field is desired.
Ability to work in a team-focused environment; knowledge of building construction, materials, methods, and pricing concepts; strong budgeting and numerical skills.
Ability to read and interpret contracts, drawings, and estimates; proficiency with Microsoft Office and ability to learn CLEAR estimating software and BuilderTrend for client management and scheduling.
Strong communication skills to present information to clients, co-workers, and stakeholders; ability to maintain organized project schedules and documentation.
Physical ability to visit client sites and travel within a 40-mile radius as needed; willingness to undergo drug screening and background check.

Salary: $78,500 - $87,500 Annual
