Next Stage Design + Build, an award-winning and nationally recognized residential design-build firm, is seeking a full-time Project Developer to join our team. We are seeking an enthusiastic team player with consultative selling and project management skills to plan, develop and sell residential remodeling projects for upscale homeowners. Project types include kitchens and baths, additions, exterior renovations, and whole house remodels. This position is responsible for working directly with clients to assess their needs, differentiate NEXT STAGE from our competitors, provide budgetary guidance, work closely with our Design staff to develop designs, and collaborate with our Production team to deliver projects on time and on budget. The successful candidate must be able to work well in a team-focused environment, make sustained contributions, and demonstrate skill in consultative selling. Responsibilities
Qualifies new inquiries, meets potential clients in their homes to assess remodeling needs, presents the NEXT STAGE process, converts prospects to design agreements, works with designers to develop and price the project, and provides a written contract of the scope of work and the necessary documentation for the execution of the work. Plays the primary pricing administration role before, during, and as the project is completed and closed. Responsible for meeting an annual sales target at targeted gross profit numbers. Provide a high level of customer satisfaction as evidenced by anecdotal feedback from individual clients, Guild Quality customer surveys, and Guild Quality results. Essential Duties and Responsibilities
Key Results / Performance Measurements: Provides accurate and timely forecasts for future sales; Meets or exceeds quarterly and annual sales targets; Meets monthly and quarterly planning agreement sales targets; Meets GP % targets in estimating and closed-job profitability; Provides a high level of customer satisfaction as evidenced by client feedback and Guild Quality results. Client Relations: Conduct the initial warm-up call with new leads; meet with qualified potential clients in their home to review scope of work and advise on remodeling options; respond to inquiries during the planning cycle; provide comprehensive client presentations with budgetary spreadsheets; effectively represent and promote the company to upscale clients; provide a written contract of the scope of work; prepare Design Agreements and collect design fees to convert leads to clients; convert prospects to Design Agreements; secure consent from the client to engage in the Design Agreement; develop concepts and produce detailed design work. Project Pricing: Provide the primary pricing administration role; create budget estimates and pricing summaries using CLEAR; prepare and present budgetary ranges; partner with Project Designers and in-house Estimator to develop, estimate, and price projects; partner with Estimator for pricing changes; collaborate with Production for feasible estimates; develop project pricing using estimating parameters and bids/allowances; maintain Gross Profit standards. Documentation Coordination: Prepare scope and budget outlines and presentations; draft Design and Project Development Agreements; prepare allowance and options sheets for pricing; coordinate material quote collection; draft final Contract Agreement and change orders as needed. Project Management: Manage lead activity in BuilderTrend; coordinate resources to design and build the remodeling project; plan timelines to meet permit submission and contract signing targets; coordinate with Project Managers to assess risks; secure bids from trades; generate construction contracts; ensure understanding of scope and budget by Production team and subcontractors; participate in pre-construction walk-throughs; prepare change orders and addendums as needed. Education and/or Experience
High school diploma and minimum five years related experience in sales and/or related field. Bachelors degree in design, construction, or architecture related field is desired. Other Knowledge, Skills, and Abilities
Ability to work well in a team-focused environment. Knowledge of building construction, principles, materials, and methods. Ability to calculate figures and amounts and apply geometry concepts to determine dimensions and materials needed. Ability to read, write, and interpret documents such as construction contracts/agreements, drawings, and estimates. Ability to create accurate conceptual budgets. Ability to respond to inquiries from customers, co-workers, suppliers, or subcontractors. Ability to write routine reports and communicate effectively with clients, co-workers, subcontractors, and the general public. Ability to maintain an organized schedule of projects, documents, and workflow. Proficiency with Microsoft Office and ability to learn CLEAR software for estimating and BuilderTrend for client management and scheduling. Physical Demands / ADA Requirements
Ability to sit for extended periods for computer-related activities. Ability to drive up to a 40-mile radius from the office to client homes and company facilities. Ability to communicate effectively via phone, email, and text. Occasionally lift and carry up to 25 lbs; climb ladders, crouch, bend and stoop as needed. Vision requirements include close, distance, peripheral, depth perception, and ability to adjust focus. All qualified candidates will be subject to a drug screening and background check.
