POSITION PURPOSE: The Leasing Manager (LM) is typically utilized on properties with over 400 units, overseeing a team of three (3) or more leasing specialists to ensure property leasing and occupancy goals are met. The LM is responsible for all activities relating to the successful leasing of apartments consistent with maximizing occupancy and rental rates and in compliance with all JLL policies, applicable laws and ordinances including Fair Housing and Equal Employment laws. Ensures customer JLL service standards are deployed to each of our three customers: residents, clients, and fellow associates. Responsibilities

Ensure JLL readiness standards are met daily for leasing office, models, vacant units and common areas. Report deficiencies to property manager. Work with Regional Marketing Manager to implement marketing strategies and report accurate leasing data to onsite and corporate personnel. Ensure the team posts regularly on social media, coordinate resident events and oversee neighborhood outreach. Provide input on pricing and maintain understanding of the surrounding market and submarket, including major employers, demographic trends, direct competitors, and upcoming construction/development. Present property, models, vacant units and amenities in a professional and knowledgeable manner. Execute sales and closing techniques, including prospect follow up. Oversee the rental process from start to finish: respond to inquiries; convert calls to onsite appointments; input guest cards and leasing information; process rental applications; verify information; notify prospects of results; prepare lease, riders and addenda for move-in. Oversee the move-in process: arrange lease signing and provide move-in information; inspect apartment before move-in and report deficiencies. Respond to resident inquiries promptly; document and communicate work order requests; conduct follow-up calls to ensure satisfaction. Assist with resident-related functions including move-out notices, transfers, work orders and concerns/complaints. Assist Property Manager in meeting standards for grounds, safety, cleanliness and appearance of the property. Provide superior customer service to residents and prospects to enhance satisfaction and retention, revenue, reputation and profitability. Comply with company policies and procedures, including standards of performance (SOP). Instill and model JLL mission to be the best national management company. Qualifications

Education:

High school diploma or equivalent required, Bachelor's degree preferred. Experience:

Two to three years of sales and/or customer relations experience; supervisory experience managing staff; financial acumen and experience writing and maintaining budgets; proficient in property management software (Yardi, RealPage) or similar software. Skills and Abilities:

Excellent customer service with professionalism; strong technology proficiency; computer literacy (Microsoft Office, internet); strong oral and written communication; ability to work independently and in a team; adaptable to a diverse, collaborative environment; proactive, detail-oriented, and maintain confidentiality. Other:

Regular attendance is essential; varying schedules may be required; maintain neat appearance; comply with company rules; real estate leasing license or obtain within 120 days if required by state law. Compensation and Location

Estimated compensation:
