The Role
This role oversees the community in an efficient and profitable manner through fostering an environment of satisfaction and well-being by residents and associates, consistent with the goals and objectives of the company and community owners.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.
Qualifications
5-7 years of experience in the property management industry
2+ years of experience as a community/property manager
Demonstrated ability to diffuse and respond to resident concerns, avoiding escalation
Proven effective and efficient leadership experience
Knowledge of Section 8/HAP qualifications required
Strong interpersonal, verbal and written communication skills
Capacity to interact effectively with senior executives
Ability to work well under time and other constraints
Professional presentation and appearance
Familiarity with Microsoft Office (Word, Excel, PowerPoint), internet and email
Key Accountabilities
Resident Relations + Customer Service
Ensure a positive experience for the entire resident life-cycle - from move-in to move-out
Implement system for providing all necessary services to residents, including immediate acknowledgement and prompt action to correct complaints
Advocate for residents by communicating concerns to senior leadership
Function as a resource center for residents on issues affecting community living
Responsible for resident events and retention programs
Refer residents to appropriate services and agencies as needed
Maintain secure confidential files for residents
Understand the current financial health of the assigned community by reviewing the budget regularly
Produce financial growth through marketing and leasing
Manage budgets, rent rolls, projections and occupancy goals
Implement a system to achieve rent delinquency reduction
Prepare monthly reports and financials accurately and timely
With Regional Manager, prepare Property Annual Operating Budget
Prepare and submit subsidy vouchers when applicable
Oversee large capital projects and coordinate between departments when applicable
Drive high performance through goal setting and feedback
Coordinate on-site operations for budget, compliance, vendor relations and rent collections
Promote teamwork, training, and development
Ensure clear communication with residents, community agencies, owners and team members
Assess employee performance through feedback and reviews
Recognize performance and address underperformance with clear expectations
Respond to team member concerns, maintenance issues, resident problems, security breaches, and emergencies
Create and supervise schedules to optimize operations
Maintain curb appeal of the community
Adherence to Property Management Rules, Regulations and Guidelines
Ensure compliance with company policies, Fair Housing, the Americans with Disabilities Act, and other applicable laws
Meet compliance and eligibility requirements per local, state, and federal agencies
Follow procedures as outlined in employee and management handbooks
Respond to housing violations and liability concerns
Seek approval and guidance from the Regional Manager as appropriate
Physical Demands & Working Conditions
Essential staff; comply with safety and business protocols
Frequent sitting and walking
Travel within region and to other offices/events by various means
Repetitive use of computer, keyboard, mouse and phone
May work on elevated sites or uneven ground
Occasional squatting, bending, twisting, pushing and pulling
