FY26: Building Service Manager III, Carderock Springs ES, 8hrs, Ad Closes 10/2/25
Summary: Under direction, has the immediate responsibility for the management of the school plant, building operations, and property and ground. Work involves achieving and maintaining prescribed sanitary, safety, operating standards, and security of a school plant. General and specific instructions are received from the school principal or designee; technical supervision is provided by the area building services supervisor. Note: Overall responsibilities are generally the same across levels; specific duties may vary by plant size, staff, and presence of a plant equipment operator. In larger schools, the manager leads supervision rather than performing all duties. Employees are considered emergency personnel and must report to buildings during inclement weather.
Physical Demands:
Sufficient physical strength to lift and move heavy objects (minimum 50 lbs) and perform manual labor.
Special Requirements:
May be required to report to various locations during emergencies and to work overtime or night shifts. Uniforms are provided and must be worn. Employees must provide a current telephone number and keep it updated with their supervisor.

Knowledge, Skills, and Abilities Advanced knowledge of methods, materials, and practices used in building service work. Ability to operate and maintain custodial and grounds equipment (including automatic scrubbers, burnishers, snow blowers, and hydraulic lift); use PPE and safety tools; manage human and material resources to ensure quality service and safe environment. Knowledge of safe procedures for operating central heating plants and minor repairs. Ability to train, supervise, and inspect staff; maintain records of time and materials; prepare routine reports. Proficiency with computer systems to order supplies, process maintenance work orders, and communicate with staff. Strong human relations and communication skills. Knowledge of the seven core SSPGS competencies.
Education, Training, and Experience
High School diploma or GED required.
Experience in general cleaning of buildings and grounds.
Other combinations of education, training, and experience that provide the knowledge, abilities, and skills necessary to perform effectively.
Certificate/Licenses: Possession of a current and valid boiler certificate and a stationary engineer's license indicating proficiency in the safe operation of low-pressure boilers preferred. Completion of the MCPS Building Manager Test at the required score.
