Position Summary

This hybrid role combines property management and accounting/bookkeeping. You’ll oversee the day-to-day operations of our industrial/commercial properties while also managing financials in Yardi. This is ideal for someone who enjoys both tenant relations and detailed accounting work. About Us

Smart Asset Capital is a growing private equity real estate firm specializing in industrial and commercial NNN properties across Wisconsin and the Midwest. With a $60M+ portfolio and expanding rapidly, we are transitioning from AppFolio to Yardi to support institutional operations. We are looking for a hands-on professional who can manage both property management and property accounting responsibilities. Key Responsibilities

Property Management

Oversee daily operations of commercial/industrial NNN properties Ensure lease compliance (CAM, insurance, property taxes) Manage vendors, contractors, maintenance, and capital projects Handle tenant relations, work orders, and lease renewals Accounting

Enter/process daily transactions: rent, invoices, utilities, vendor bills Manage accounts payable and receivable Reconcile bank accounts and general ledger monthly Maintain rent rolls and tenant billing (including NNN reconciliations) Assist with month-end close and reporting Process vendor payments and verify invoices/contracts Support audit prep and maintain accurate records Lead AppFolio → Yardi migration (chart of accounts, reporting, workflows) Qualifications

2–5 years combined experience in commercial property management and accounting/bookkeeping Bachelor’s degree in Accounting, Finance, Real Estate, or equivalent experience Proficiency in Yardi strongly preferred Strong understanding of property-level GAAP accounting Excellent communication, organization, and problem-solving skills Advanced Excel skills; highly detail-oriented Compensation & Benefits
