Overview
The Maintenance Director is responsible for overseeing and ensuring the optimal functioning of the facilities infrastructure, equipment, and grounds. This position plays a crucial role in ensuring the safety, comfort, and well-being of our residents by maintaining a well-kept operational environment. Responsibilities
Plan and execute regular maintenance tasks, including plumbing, electrical, HVAC, carpentry, and general repairs to ensure the facility’s optimal functionality. Develop and implement a preventative maintenance program to extend the lifespan of equipment and systems. Develop and manage the maintenance department’s annual budget, overseeing procurement and ensuring cost-effective operations. Conduct regular inspections of the facility to identify potential maintenance needs, safety concerns, and code compliance issues. Develop and implement emergency response protocols for facility issues; be available for emergency maintenance needs. Oversee the upkeep of the facility’s exterior, including landscaping, parking areas, and walkways. Manage the facility’s inventory of maintenance supplies and equipment, ensuring adequate stock levels. Respond promptly to maintenance requests and emergencies, addressing issues in a timely and effective manner. Maintain accurate records of maintenance activities, including work orders, repairs, and expenditures. Oversee external contractors and vendors specialized for maintenance projects. Collaborate with other departments to ensure a seamless and well-coordinated environment for residents and staff. Strive to create a safe, comfortable, and aesthetically pleasing environment for residents and staff. Supervise and lead a team of maintenance staff, including hiring, training, scheduling, and performance evaluations. Supervisory Responsibilities
The incumbent in this position will have direct reports. Education/Experience/Credentials
At least 18 years of age. Required Health Screening, TB Clearance, and Criminal Record Clearance. Any special licenses, certifications, and certificates (First Aid/ CPR Certified). Special skills needed to meet client needs [California Code of Regulations Sections: 85065(f)/87411(g)]. High school diploma or equivalent; trade school or vocational training in maintenance-related fields is preferred. Proven experience in maintenance and facility management with a minimum of 3-5 years in a supervisory role. Strong knowledge of plumbing, electrical, HVAC, carpentry, and general maintenance practices. Familiarity with building codes, safety regulations, and compliance requirements. Proficiency in using maintenance management software and tools. Flexibility to handle on-call duties and respond to emergencies outside of regular business hours. Knowledge, Skills, and Abilities
Strong attention to detail and ability to prioritize tasks and manage time effectively. Good communication skills and the ability to interact professionally with residents, families, staff, and contractors. Physical stamina and ability to perform tasks that may require bending, lifting, carrying, and working in various weather conditions. Basic computer skills for documentation and communication purposes. Willingness to undergo background checks and comply with health screening requirements. Physical Requirements
