We are seeking a full-time Property Manager to ensure the efficient operation of our apartment community in the Boston area by delivering high-quality products and services, operating within established financial guidelines and budget, and ensuring the physical plant meets property standards. The Property Manager is responsible for the efficient physical and financial operation of the assigned property in keeping with the owners\' goals as outlined by senior staff and in compliance with federal, state & local regulations and First Realty policies and procedures. Primary Responsibilities
Prepares annual site budget and regularly monitors budget throughout the year. Ensures the property operates within set financial guidelines and prepares monthly variance reports and other financial reports as necessary. Ensures all money is collected in a timely manner and meets the distribution schedule. Hires appropriate site staff, manages, directs, disciplines, and develops staff to meet property goals and operate within policies and procedures. Evaluates job performance of staff regularly. Maintains the physical condition of the property (interior and exterior) to be safe, attractive, and efficient at all times. Ensures property meets inspection guidelines for HUD, state housing finance agencies, mortgage companies, etc., and educates residents on responsibilities for a clean, safe living environment. Ensures all required resident paperwork is complete (background checks, applications, leases, etc.) and that HUD and other regulatory paperwork is compliant. Monitors and oversees contractual services, ensures quality and cost-effectiveness, solicits new bids when necessary, and keeps contracts current. Reduces vacancy by fostering positive resident relations and ensuring timely response to resident needs and service requests; monitors resident selection criteria. Other Job Functions
Represents management and residents in local initiatives; develops and maintains positive relationships with local agencies. Reports problems or concerns to senior management when appropriate. Maintains excellent communication with staff and conducts regular staff meetings. Requirements
Thorough understanding of property management practices. Strong customer service, financial, leasing/marketing, maintenance oversight, and building systems knowledge. Proven ability to supervise staff and manage property. Knowledge of local, state, and federal housing regulations and applicable housing programs. Leadership, judgment, initiative, and discretion. Excellent communication skills in English and Spanish (verbal and written). Ability to learn quickly and read/understand financial/budget reports. Proficiency in Microsoft Word and Excel; strong preference for experience with the RealPage suite. Basic marketing skills. Education/Training/License: NAHP designation (to be completed within two years) or other formal industry certifications (C3P, NAHP, CPM, ARM) preferred; experience in tax credit housing, Yieldstar, OneSite, ILM, and Active Building; Bachelor’s degree in Business preferred. Experience: 2-5+ years in residential property management; supervisory experience. Benefits
