Property Manager II – The Residences at Brighton Marine. The Residences at Brighton Marine is a 102-unit affordable housing community located in Brighton, MA. The regular work schedule is Monday through Friday, from 8:30 AM to 5:00 PM. WinnCompanies is seeking a Property Manager II to manage, market, and maintain the apartment community, meeting the financial objectives of the owner and management company. The ideal candidate will comply with all applicable federal, state, and local regulatory standards and requirements. Responsibilities

Collaborate with senior management to establish appropriate rent levels. Review rent schedules and oversee preparation and submittal of rent increases and renewals. Maintain optimum occupancy. Process timely and accurate move-ins, move-outs, recertifications and renewals. Approve rental applications adhering to property standards and all appropriate agency standards. Follow company marketing policies and reporting requirements. Ensure tenant files are organized, complete and accurate. Ensure property software data is accurate at all times. Ensure site compliance with applicable state and federal program regulations. Maintain the property and grounds; direct maintenance team to implement maintenance programs and controls. Report property incidents, accidents, and injuries in accordance with company policy. Resolve resident issues and conflicts timely and in accordance with site guidelines. Prepare the property's annual budget for approval by senior management. Provide accurate financial reporting and monthly variance reporting. Solicit bids, and process purchase orders and invoices per Winn Purchasing Policy. Ensure timely collection and deposit of rents and fees in line with local laws and Winn Rent Collection guidelines. Screen, hire, and train new personnel using company directives. Promote staff efficiency and engagement through ongoing trainings, instruction, and leadership. Use the Professional Development Program (PDP) to develop, train, and engage site employees. Conduct weekly staff meetings. Understand, train, and embody Winn Guiding Principles. Requirements

High school diploma or GED equivalent. 1-3 years of relevant work experience. Minimum of 1 year of supervisory / managerial experience. 1+ years in HUD / LIHTC property (affordable housing) experience. Knowledge of property management and landlord/tenant laws. Experience with computer systems and web-based programs (e.g., Microsoft Office). Excellent customer service skills. Outstanding verbal and written communication skills. Ability to multi-task and manage a fast-paced office environment. Ability to work with a diverse group of people and personalities. Strong attention to detail. Preferred Qualifications

Bachelor's degree. Knowledge of LIHTC and HUD regulations. Experience with Yardi or RealPage property management software. Knowledge of marketing and leasing techniques. NAHP – CPL, SHCM, CAM (MA - C3P) designations. Benefits
