Property Manager III (Westridge at Hilltop) Richmond, CA. Manage, market, and maintain a 480-unit mixed-income residential community to meet the owner and management companys financial objectives. Comply with applicable federal, state, and local regulatory standards and requirements. Base pay

$83,200.00/yr - $95,680.00/yr Schedule

Monday through Friday from 8:00 AM to 5:00 PM. Responsibilities

Collaborate with senior management to establish appropriate rent levels. Review rent schedules and oversee preparation and submission of rent increases and renewals. Maintain optimum occupancy. Process timely and accurate move-ins, move-outs, recertifications, and renewals. Approve rental applications adhering to property standards and all applicable agency standards. Follow company marketing policies and reporting requirements. Ensure tenant files are organized, complete, and accurate. Maintain accurate property software data. Ensure site compliance with state and federal program regulations. Oversee property and grounds maintenance; direct maintenance team to implement maintenance programs and controls. Report property incidents, accidents, and injuries per company policy. Resolve resident issues and conflicts timely in accordance with site guidelines. Prepare the property's annual budget for senior management approval. Provide accurate financial reporting and monthly variance reporting. Solicit bids and process purchase orders and invoices per Winn Purchasing Policy. Ensure timely collection and deposit of rents and fees in line with local laws and Winn guidelines. Screen, hire, and train new personnel per company directives. Promote staff efficiency and engagement through trainings and leadership. Utilize the Professional Development Program (PDP) to develop site employees. Conduct weekly staff meetings and embody Winn Guiding Principles. Requirements

High school diploma or GED equivalent. Minimum 1-3 years of relevant property management experience in affordable housing. Minimum 1-3 years of supervisory/managerial experience. Knowledge of property management, affordable housing programs, and landlord/tenant laws. Experience with computer systems, particularly Microsoft Office and Real Page. Excellent customer service, verbal and written communication skills. Ability to multi-task in a fast-paced office; able to work with a diverse group of people. Strong attention to detail; highly motivated, independent, and a self-starter. Preferred Qualifications

Bachelor's degree. Bilingual in English and Spanish. Knowledge of LIHTC and HUD regulations. Experience with Yardi or RealPage property management software. Knowledge of marketing and leasing techniques. NAHP designations (CPL, SHCM, CAM) are a plus. Benefits
