Job Description
We are seeking a Commercial Property Manager to become a part of our team! You will help plan and facilitate all real estate activities and transactions. The Commercial Property Manager position under the supervision of the Vice President of Property Management is responsible for the oversight and coordination of all aspects of the day-to-day operations of assigned properties, including maintenance and repairs, tenant relations, owner relations, budgeting, monthly financial reporting, and capital planning. Under the guidance and close cooperation of the VP of Property Management, the Property Manager will supervise the Tulsa Property Management Team. Responsibilities
Provide excellent client service. Conduct periodic inspections of the property and tenant spaces to ensure upkeep of the property Prepare inspection reports and follow up with maintenance and administrative staff to ensure deficiencies are remedied. Review for accuracy and approve all invoices for the property. Compare invoices to the budget to ensure expenses adhere. Read all new lease documents and approve abstracts prepared by the Assistant Property Manager. Review and approve monthly tenant billing reconciliation packets for accuracy. Ensure all rents are collected per the terms of the leases in a timely manner. Assist Leasing Brokers with the procurement of construction estimates for prospective and renewing tenants. Qualifications
Bachelor’s degree preferred. Proficiency in Microsoft suite, Word, Excel, Adobe Acrobat, Microsoft Teams, Yardi Voyager a plus, and SharePoint. Real Estate Sales Associate License required. A minimum of 5 years experience working in real estate with property management experience preferred. Working knowledge and experience in financial accounting in commercial real estate, financial reporting and budgeting necessary. Ability to read, interpret and fully understand leases, storage and parking agreements, and related documents. Must possess excellent written and oral communications skills. Must have direct team leading experience. Must have the ability to comprehend and implement new technologies, and efficiency processes.
