This position will assist the Project Manager or Superintendent to plan, direct, and coordinate activities of designated projects to ensure that goals or objectives of the project are accomplished within prescribed time frame and funding parameters. Responsibilities
Assure all personnel are familiar with and adhere to safety regulations and KA Safety Policy. Ensure safety-related documentation is complete, detailed, and accurate. Ensure that job trailers or Superintendent's trucks have copies of personnel policies and Job Safety Data Sheets/MSDS. Assist the Safety Department in enforcing corporate safety and health policies and procedures. Facilitate and maintain Emergency Management Plan and complete work in accordance with the Kraus-Anderson (KA) Project Managers’ Manual. Quality
Participate/assist in jobsite Quality Assurance/Qualify Management System (QMS), including preconstruction meetings with subcontractors prior to starting work. Prepare or review reports on progress, materials used, and costs, and adjust work schedules as indicated by reports. Conduct regular project reviews and maintain records of project progress. Confer with subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays and assure on-time delivery. Prepare project reports and generate progress photos for management, clients, or others and prepare meeting minutes for foreman meetings. Financial
Manage and collaborate with PM to effectively manage General Conditions budget and understand overall budget. Understand and manage yard and equipment cost. Preconstruction/Construction
Study specifications and drawings to plan procedures for construction on the basis of start and completion times and staffing requirements for each phase of construction. Study production schedules and estimate worker hour requirements for completion of job assignment. Assist Superintendents or Project Managers with short interval schedules. Provide daily, weekly, and monthly schedule support to the project team to preserve the Contract and Project Schedule. Assure procured tools and materials are delivered at specified times to conform to work schedules. Assist in coordination of building inspections, review progress onsite to ensure subcontractors are keeping up with individual inspections, and assist in facilitation of Owner/third-party inspections. Coordinate project activities with activities of governmental regulatory or other governmental agencies. Generate, track, submit, and distribute Requests for Information (RFIs) to appropriate subcontractors, maintain/update contract documents onsite, and organize files onsite. Conduct reviews, log, track, and organize submittals; compare submittals versus specifications prior to submission. Complete materials “take-offs”, establish cost estimates, develop and track material procurement schedule. Review project proposals, drawings, and plans to determine timeframe, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project. Provide daily, weekly, and monthly schedule support to the project team to preserve the Contract and Project Schedule. Confer with project staff to outline work plans, assign duties, responsibilities, and scope of authority; coordinate activities with project staff to ensure project progress within prescribed budget and provide technical advice to resolve problems. Assist in preparation of meeting meetings for project manager/owner meetings and follow up on Architect and Owner Field Reports. Communication
Provide guidance to subcontractors and assist in solving problems associated with projects. Address and resolve disagreements constructively, while demonstrating respect and professionalism. Frame messages in line with audience experience, background, and expectations; use terms, examples, and analogies that are meaningful to the audience. Listen actively, asking insightful questions about key facts and assumptions to engage and create mutual respect, understanding, and problem-solving with teams and customers. Continuous Process Improvement
Explore relationships between conditions and effects; distinguish causes from symptoms and identify primary causes. Advise Project Managers and Project Assistants of any issues associated with the project. Building a Successful Team
Work as an effective part of the team by asking questions, listening, clarifying issues, and assisting with creating a plan and evaluating system for challenges team members encounter. Make procedural or process suggestions for achieving team goals or performing team functions. Relationships
Maintain memberships or affiliations in civic and professional organizations aligned with KA Core Values that may assist incumbents in personal growth and/or relationship development. Develop and maintain relationships with past, present, and future clients, subcontractors, and related vendors. Recommend potential job opportunities to the Marketing Department. Requirements
Minimum 1-3 years of related experience or equivalent of education and/or experience. Working knowledge of computer proficiency (MS Office – Word, Excel, and Outlook). Knowledge of Project Management software. Continuously improving verbal and written communication skills, including the ability to effectively communicate with internal and external customers. Ability to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service. Ability to use time productively, maximize efficiency, and meet challenging work goals. Identify, resolve problems in a timely manner, and know when to ask for assistance. Ability to maintain compliance with all company policies and procedures. Ability to possess and maintain exceptional work ethic as well as uphold company values and demand the highest standard of conduct from self and others. Four-year degree in Construction Management, Construction Engineering, or related degree. Knowledge of ViewPoint software. Other Requirements
