The Moinian Group
The Moinian Group is seeking a highly skilled, experienced, hands-on, energetic and detail-oriented Senior Resident Manager for its flagship luxury residential property (1200 units) in Manhattan. This role offers an on-site unit for the incumbent to live on-site.
Compensation
Base pay range: $150,000.00/yr - $175,000.00/yr. This range is provided by The Moinian Group. Your actual pay will be based on your skills and experience — talk with your recruiter to learn more. Responsibilities
Hire, train, and supervise large teams for Concierge, maintenance, porters, security, and 3rd party contractors as needed. Process property payroll. Manage performance, including unionized employees, ensure compliance with all policies and procedures, and train all direct reports. Organize, monitor, and assess the workflow of all supervised staff; ensure staffing aligns with qualifications and budgeted levels. Lead by example to drive team performance to high standards of service, maintenance response time, and issue resolution. Coordinate with Maintenance, Concierge, and Property Management teams to process, schedule, and resolve all maintenance requests within 24 hours of receipt. Negotiate service contracts to achieve high levels of performance at competitive pricing in line with company policies. Oversee vendors and work, ensuring work is performed to agreed terms; manage external vendors, contractors, and consultants as required. Maintain documentation of as-builts, operating manuals, maintenance procedures, and emergency protocols; identify gaps and develop necessary documentation. Ensure all required licenses, permits, and certificates are current for the property, equipment, and personnel. Operations and Building Management
Determine supply needs and place orders; prepare units and coordinate tenant move-ins/move-outs per policy. Prepare team schedules to meet business needs; ensure cleanliness, maintenance, and presentation of all property spaces (in-unit, common areas, amenities, exterior). Provide the highest level of customer service and interpersonal communication. Oversee maintenance of critical systems and mechanical equipment. General/Administrative
Financial and operational reporting; assist with budget preparation and ensure budgets are met. Invoice processing and accounts payable oversight. Construction/Maintenance
Prepare and review renovation contracts; manage ongoing renovation projects (tracking progress, budget, scope changes). Coordinate renovations and capital improvement projects; conduct daily walkthroughs and inspections; monitor general condition of property. Ensure compliance and manage violations. Position Requirements
10+ years’ experience as a live-in Resident Manager. Strong MS Office skills (Word/Excel); extensive knowledge of Yardi Voyager. Onsite human resources experience — onboarding, union employee benefits and management, payroll. Detail-oriented with a relentless pursuit of excellence; exceptional customer service and communication skills; strong organizational skills. Ability to remain calm and thrive under pressure in a fast-paced environment. Job Functions
