Project Manager-Ground-Up Residential Apartment Construction

We are seeking an experienced Project Manager to oversee the ground-up construction of residential apartment buildings from inception to completion. The ideal candidate will be responsible for managing budgets, schedules, subcontractors, and ensuring quality and safety standards are met. This role requires strong leadership, organizational skills, and expertise in multifamily construction projects. Excellent leadership, communication, and problem-solving skills. Key Responsibilities: Project Planning and Scheduling: Develop and manage construction timelines, ensuring milestones and deadlines are met. Budget Management: Prepare, track, and control project budgets, ensuring cost efficiency without compromising quality. Vendor and Subcontractor Coordination: Select, negotiate, and oversee subcontractors and suppliers, ensuring adherence to project scope and specifications. Permit and Compliance Oversight: Work with local authorities to obtain necessary permits and ensure compliance with building codes, zoning laws, and safety regulations. Quality Control: Conduct regular site inspections to monitor work quality and adherence to project plans and specifications. Risk Management: Identify potential project risks and develop mitigation strategies to prevent delays and budget overruns. Stakeholder Communication: Serve as the primary point of contact between owners, architects, engineers, and construction teams, providing regular project updates. Safety Management: Enforce site safety protocols and ensure OSHA compliance. Project Closeout: Oversee final inspections, punch lists, and turnover to property management. Minimum Education Requirements: Associates degree in Construction Management or a related field. Minimum Requirements: 5 years of construction management experience managing ground-up multifamily or residential apartment construction projects. Experience delivering projects on time and within budget. Experience with construction methods, materials, and industry best practices.
