Job Description: Site Property Maintenance Manager

Overview
We are seeking a reliable and experienced
Site Property Maintenance Manager
to oversee the day-to-day upkeep, safety, and functionality of a condominium housing project in Pasadena, CA. The ideal candidate will be hands-on, proactive, and capable of coordinating both in-house and vendor-performed maintenance to ensure a clean, safe, and well-functioning residential environment for homeowners and tenants.
Key Responsibilities
Property Maintenance & Repairs
Perform and/or supervise routine maintenance, including plumbing, electrical, HVAC, carpentry, painting, and general repairs.
Ensure all building systems, equipment, and common areas (lobbies, hallways, parking structures, landscaping, amenities) are regularly inspected and maintained.
Respond promptly to emergency maintenance requests and after-hours calls when necessary.
Vendor & Contractor Coordination
Schedule, oversee, and inspect work completed by outside vendors and contractors (HVAC, Plumbing, Electrical, Low Voltage, Painting, etc.).
Solicit bids, track service agreements, and ensure cost-effective and high-quality work.
Safety & Compliance
Ensure compliance with local building codes, ADA requirements, OSHA standards, and fire/life safety regulations.
Conduct routine inspections to identify potential hazards and implement corrective measures.
Resident & HOA Support
Act as the primary point of contact for the developer when relaying information from the customer service company and the HOA regarding maintenance-related concerns.
Maintain professional communication and provide timely updates on work progress and resolutions.
Inventory
Manage maintenance supplies, tools, and equipment inventory.
Qualifications
Minimum
5+ years
of property maintenance or facilities management experience (condominium, multifamily, or hospitality ).
Strong working knowledge of
HVAC, electrical, plumbing, carpentry, and building systems .
Familiarity with
Pasadena building codes and California state housing regulations .
Ability to read and interpret technical manuals, construction drawings, and maintenance schedules.
Excellent organizational, communication, and leadership skills.
Proficiency with basic computer skills (email, work order tracking software, MS Office).
Valid California driver’s license; must be able to lift up to 50 lbs and work in varying weather conditions.
Experience working with
HOAs or Property Management Companies .
Certifications: HVAC (EPA), Electrical, or Building Maintenance strongly .
Bilingual (English/Spanish) a plus.
