Facility Maintenance Supervisor - Keys Marine Laboratory Location: Long Key, FL (Keys Marine Laboratory, USF Florida Keys)

Salary: $50,000.00 – $56,000.00, commensurate based on experience

Reports to: KML Director; indirect reporting to the KML Operations Manager. This position is onsite in Long Key, Florida Keys and requires the ability to work outdoors in hot, humid environments.

Overview The Facility Maintenance Supervisor - KML is responsible for managing and maintaining all buildings and grounds conditions of the KML facility. This role supervises maintenance staff (one Staff employee and OPS employees as available) and ensures preventive maintenance and repairs are performed in a timely and compliant manner.

Responsibilities

Schedule, coordinate, inspect, and direct the work activities of assigned maintenance staff.

Order and recommend materials and equipment for the assigned area; develop or manage budgets and utilize a USF P-Card for procurements.

Develop and manage a Preventive Maintenance Schedule for the KML facility; oversee maintenance, testing, and repairs of building systems (plumbing, electrical, HVAC considerations, lighting, roofs, doors, etc.).

Ensure compliance requirements for maintenance, repairs and record keeping (e.g., Fire Extinguishers, Emergency Eye Wash Stations) are met per local, state, and federal authorities.

Plan and organize test and inspection schedules for safety devices; prepare cost estimates and maintain project cost records.

Supervise and assist custodial tasks; coordinate with Admin Team to minimize disruption to residents or occupants.

Provide operational reports (weekly work logs, project updates, maintenance progress, inventories, procurement needs).

Requisition or purchase tools, equipment, and materials; manage materials for custodial tasks; serve as point of contact for facility emergencies and on-call needs (evenings, weekends, holidays).

Assist with hurricane preparations and cleanup as needed.

Level 1 - Supervisor

Coordinate and communicate with the KML Director & KML Operations Manager.

Oversee activities of subordinates and perform maintenance and custodial duties to maintain buildings and grounds.

Designate as KML Property Custodian for all assets and inventory of the facility.

Manage preventive maintenance scheduling; oversee testing, inspections, and repairs of equipment and building systems.

Ensure compliance, inspections, and record keeping for safety-related systems and equipment.

Prepare daily/weekly/monthly maintenance priorities in coordination with the KML Operations Manager.

Provide reports and manage budgets and procurement as needed.

Level 2 - Technician

Maintain buildings, grounds, and custodial services.

Install, repair, and remove equipment, signs, and fixtures.

Perform minor electrical and carpentry tasks and assist with general repairs.

Qualifications Minimum Qualifications:

The position requires completion of an approved apprenticeship program in a recognized trade with five years of related experience; or a high school diploma (or equivalency) with five years of related experience; vocational training may substitute on a year-for-year basis. Directly related career experience may substitute for apprenticeship requirements. Professional experience maintaining buildings and vessels. Must hold a valid Florida driver’s license. Willingness to relocate to the Florida Keys as this is an onsite position.

Preferred Qualifications:

At least five (5) years of maintenance experience, preferably in the academic sector; strong communication, project management, and organizational skills. Proficiency in MS Word and MS Excel. Ability to work in diverse environments (academic marine vessel, classroom, laboratory). Not limited by motion/seasickness while on the job. FLSB1310 Equivalency: 4 years of relevant experience may substitute for a bachelor’s degree; 6 years may substitute for a master’s degree.
