Overview
Maintenance Manager at Balfour Beatty Communities. Responsible for directing and overseeing a team of maintenance technicians and/or roads and grounds crews for an assigned residential community to ensure quality workmanship and customer service for change of occupancy maintenance, resident, and property work order requests within Fair Housing compliance. You may be eligible for a $500 net sign on bonus to be paid out in your first paycheck. What You'll Be Doing
Provide management oversight for daily operations, financial reporting, inventory control and procurement, customer service, recruitment and selection, training and development, and performance management for an assigned team of maintenance technicians, roads and grounds, and work order personnel. Direct grounds and landscaping activities to maintain property curb appeal standards. Oversee the performance and quality of work for maintenance technicians in tasks including Plumbing, Sewer lateral, Electrical, HVAC, Drywall, Painting, Fencing, Glass repair, Screen Repair, Roofing repair, Siding, interior door and trim repair or replacement, exterior door and storm door repair and replacement, tile repairs, stair and railing repairs or replacements, locksmith work, cabinet and countertop repair or replacement. Train and supervise new maintenance employees in general safety, lockout/tagout, personal protective equipment, and all applicable safety requirements. Organize and distribute work orders to ensure response time and quality meet service levels, workmanship standards, and turnaround times. Order or oversee maintenance supplies procurement and maintenance SDS sheets. Prepare and maintain OSHA logs. Ensure standards are met for emergency, urgent, routine service requests and long-term preventive maintenance. Supervise the Comprehensive Facilities Management Process for adherence to service requests, preventive maintenance, scheduled maintenance, and follow up. Manage preventive maintenance program for HVAC, equipment, and maintenance systems for building and grounds, including pools, water parks and playgrounds. Enforce safety and housekeeping practices following ZERO Harm journey plan. Qualifications
High School Diploma or GED required. College courses or technical school training strongly preferred with relevant trade certifications and licenses. Minimum of three (3) years of property management experience. Minimum of one (1) year of supervisor experience. Knowledge in all phases of property facilities management. Must be available for night and/or weekend emergency on-call duties. Ability to exercise considerable judgment when assigning and directing work. Knowledge of OSHA regulations. Strong interpersonal and communication skills. Proficiency in Microsoft Office (Outlook, Word, Excel). Experience with Yardi property management software is preferred. Possession of a valid state-issued driver’s license and safe driving record required. Benefits
