The Role:
The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.
Responsibilities
Greet and qualify all prospects.
Record all telephone and in-person visits on guest cards.
Inspect models and available “market-ready” units, communicate related service needs to the Community Manager.
Demonstrate community and apartment/model and apply product knowledge to prospect needs by communicating features and benefits; close the sale.
Have the prospect complete the application and secure a deposit in accordance with company procedures and Fair Housing requirements.
Update availability report, process applications for approvals.
Ensure the apartment is ready for move-in on the agreed date.
Follow up on prospects that did not close and attempt to close again; refer to sister communities if needed.
Secure resident signature on appropriate paperwork prior to move-in and orient new residents to the community.
Assist in monitoring renewals. Distribute and follow up on renewal notices.
Type lease agreements and input information into the Yardi System accurately and timely; maintain current resident files.
Distribute notices and maintain accurate monthly commission records on leases and renewals for bonus purposes.
Assist the management team with other tasks as required and implement community policies consistently.
Resident Retention: respond to resident requests and concerns, coordinate maintenance service requests, and maintain open communication with the Community Manager and Maintenance Supervisor.
Contribute to the cleanliness and curb appeal of the community; assist in planning and hosting resident events as directed.
Adherence to Property Management Rules, Regulations, and Guidelines: conduct business in accordance with company policies, Fair Housing, and applicable laws; assist in compliance file maintenance where applicable.
Qualifications
2+ years of sales and/or customer relations experience
Low-income housing & Tax Credit experience is highly desired
Bilingual (English & Spanish) highly desired
Thrives in a fast-paced environment
Flexible schedule that may include evenings and weekends
Solid computer knowledge (Windows Word, Excel), internet, and e-mail
Working knowledge of Yardi Voyager Property Management software
Key Accountabilities
Handle guest interactions and qualify prospects
Record visits and maintain guest cards
Prepare and maintain models and market-ready units; communicate needs to the Community Manager
Sell by communicating features/benefits and closing the sale
Process applications and deposits per procedures and Fair Housing
Update availability, process approvals
Prepare unit for move-in on the agreed date
Follow up with non-closing prospects and refer as needed
Complete move-in paperwork and orient residents
Assist in renewals and notices
Maintain lease paperwork and commissions records
Support management with additional tasks as required
Ensure adherence to community policies and regulations
Physical Demands & Working Conditions
Essential staff role; must report to work and follow safety protocols
Frequent sitting and walking
Repetitive use of computer, keyboard, mouse, and phone
Reading, writing, calculations, and verbal communication
May work at elevated sites; may walk on uneven ground
Occasional squatting, bending, twisting, pushing, and pulling
