The Role:

The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

- Demonstrate active listening and ensure that each resident and staff member feels seen, heard, and valued as you work to resolve challenges. Qualifications 2+ years of sales and/or customer relations experience

Low-income housing & Tax Credit experience is highly desired

Bilingual (English & Spanish) highly desired

Thrives in a fast-paced environment

Flexible schedule that may include evenings and weekends

Solid computer knowledge: Windows (Word, Excel), internet, and e-mail

Working knowledge of Yardi Voyager Property Management software Key Accountabilities Greet and qualify all prospects.

Record all telephone and in-person visits on guest cards.

Inspect models and available “market-ready” units; communicate related service needs to the Community Manager.

Demonstrate community and apartment/model features to prospects; apply product knowledge, address needs, and close the sale.

Have the prospect complete the application and secure a deposit in accordance with company procedures and Fair Housing requirements.

Update availability report, process applications for approvals.

Ensure the apartment is ready for move-in on the agreed date.

Follow up with prospects who did not close and attempt to close again; if unable, refer to sister communities to meet needs.

Secure new resident signatures on paperwork prior to move-in and orient new residents to the community.

Assist in monitoring renewals and distribute and follow up on renewal notices.

Administrative

- Type lease and complete paperwork; input information into the Yardi system accurately and timely; maintain current resident files; distribute notices; maintain accurate monthly commission records; assist the management team with other tasks; consistently implement community policies.

Resident Retention

- Receive calls/visits; listen to requests and concerns; coordinate maintenance service requests with the maintenance team; answer resident questions; follow up on matters as needed; maintain open communication with the Community Manager and Maintenance Supervisor; contribute to cleanliness and curb appeal; assist in planning resident events and host as directed.

Adherence to Property Management Rules, Regulations, and Guidelines

- Conduct all business per company policies, Fair Housing, Americans with Disabilities Act, and all laws pertaining to the apartment industry; manage compliance file maintenance where applicable under the direction of the Compliance department and the Community Manager. Physical Demands & Working Conditions Essential staff; report to work and follow safety and business protocols.

Frequent sitting and walking.

Repetitive computer, keyboard, mouse, and phone use.

Reading, writing, computing, and verbal communication.

May work at an elevated site; may walk on uneven ground.
