About the position
Centersquare is seeking a highly analytical and detail-oriented Director of Finance to lead financial modeling and strategic analysis for our fast-growing data center business. The ideal candidate will have a strong investment banking or private equity background with proven experience in building and managing three-statement financial models to support decision-making across capital investments, financing, M&A, and long-term growth initiatives. This role is highly visible, partnering with senior leadership and investors to shape financial strategy, optimize capital structure, and evaluate large-scale infrastructure investments. Position Responsibilities
Financial Modeling & Analysis
Build and maintain complex, dynamic
three-statement financial models
(income statement, balance sheet, and cash flow) to evaluate performance, growth scenarios, and investment opportunities Perform sensitivity, scenario, and valuation analyses (DCF, precedent transactions, trading comps) for capital projects, M&A, and strategic initiatives Translate operating and technical data center metrics (kW sold, utilization, churn, bookings, power pricing, escalations) into financial projections Strategic Finance & Capital Allocation
Partner with executives on long-term strategic planning, including capacity expansion, market entry, and competitive positioning Assess ROI, IRR, and payback on expansion projects, new builds, and acquisitions Support debt and equity financing processes, including lender/investor presentations and covenant modeling Business Partnering & Decision Support
Work closely with operations, development, and sales to integrate pipeline, utilization, and cost inputs into models Provide clear insights and recommendations to leadership based on financial outcomes Develop board and investor-ready materials to communicate strategy, performance, and outlook Team Leadership & Process Excellence
Lead and mentor a small team of analysts and managers focused on financial modeling, forecasting, and strategic finance Improve processes and tools for financial planning and investment evaluation Qualifications
Bachelor’s degree in Finance, Accounting, Economics, or a related field; MBA or CPA preferred 7–10+ years of progressive experience in corporate finance, FP&A, or business finance Strong financial modeling, analytical, and presentation skills Advanced proficiency in Excel, financial systems (e.g., NetSuite, SAP, Salesforce), and BI tools Excellent communication and stakeholder management abilities Proven ability to lead cross-functional initiatives and support executive decision-making Background in investment banking and / or private equity This employer will not sponsor visas for this role.
