Responsibilities

Maintenance Management: manage maintenance operations of the community, including service requests, preventative maintenance, compliance with safety standards, and customer service. supervise activities of assigned staff and vendors in collaboration with the Community Manager. Regular/daily onsite attendance is required. Coordinate, schedule, and respond to resident/management requests and work orders; ensure repairs and replacements for common areas and units. Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions. Manage and order maintenance supplies within the budget guidelines set by the Community Manager. Maintain a preventative maintenance program to extend the life of the community and minimize future repairs. Maintain a well-organized maintenance shop and ensure safety standards and OSHA guidelines are followed. Maintain hazard communications program; promote safe work practices. Participate in unit inspections as requested; assist with make-ready and related tasks. Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, make-ready status, and work in progress. Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit. On-call emergency participation at the community as needed. Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, coordinate with vendors and contractors). Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and timely completion. Qualifications

Education/experience: High School Diploma or Equivalent. EPA & CPO certification required; HVAC certification desired. Ability to understand and perform on-site software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical requirements

MS @ Small – Mid Sized Properties with smaller staff: regular movement about the site, communication with others, repetitive motions, ability to work overtime, weekends, and night hours (on-call property emergencies). MS @ Large Sized Properties with larger staff: similar requirements with potential for additional tasks including lifting and handling objects; exposure to outdoor elements and hazardous chemicals. License/equipment

Must have reliable transportation due to the emergency on-call requirement. Job details
