We are seeking an Experienced On-Site Residential Construction Superintendent to join our team. You will oversee project planning, scheduling, budgeting, and implementation.
Salary negotiable based on experience.
Responsibilities
Oversee all aspects of residential remodel and ground-up construction projects from planning to implementation
Allocate resources for assigned projects
Supervise onsite personnel and subcontractors
Interface with clients, project inspectors, contractors, architects, engineers, city and county officials
Negotiate with subcontractors to receive competitive prices
Maintain high standards of workmanship that adhere to original plans and specifications
Qualifications
Previous experience in residential construction management or other related fields
Familiarity with construction management software, e.g., Raken for daily reports, labor management, and OSHA compliance
Strong leadership qualities
Strong negotiation skills
Deadline and detail-oriented
Must have computer skills and be proficient in Word, Excel, Docusign, and be able to scan and email
Multi-project experience from $1–$3 million+
Requirements
Five years minimum on-site supervision experience
Ability to read and comprehend blueprints, create estimates based on those blueprints and perform takeoffs if necessary
Schedule field labor and prepare material orders daily so field staff are fully prepared when they arrive on site
Responsible for daily reports, site photographs as work progresses, give an OSHA safety meeting each week, and have field staff and on-site subcontractors sign and date
Review, cost code and approve weekly time sheets for field staff; review and approve subcontract change orders, subcontractor invoices, and supplier invoices
Attend weekly in-office superintendent meetings and be ready to report on budget concerns, change orders, subcontract change orders, and any other information pertinent to your project
