E fficient in how he or she approaches their role at Green Brick Partners. Manage and motivate the sales team. Make events happen that conform to the plan. Responsibilities
Motivate and lead the sales team. Recruit, hire and train the community sales managers and sales assistants. Conduct one-on-one weekly sales encounters to provide accountability. Work closely with the sales team to help drive new sales opportunities through networking, prospecting, and outreach initiatives. Execute policies and procedures to adhere to the company’s policies and values. Strive to ensure compliance with standards and regulatory requirements, maintaining consistency in all business practices. Foster positive relationships with both internal and external customers to cultivate trust and a collaborative spirit to support mutual success. Update weekly reports to stay knowledgeable about current trends and sales opportunities to maximize our customer service efforts. Handle customer issues as needed. Assist with sales meetings and other training efforts, including ideas surrounding sales contests and other initiatives to improve sales. Conduct performance reviews of sales personnel. Maintain knowledge of competition and understand what differentiates our product in price and value. Oversee the accuracy of competition studies and provide sales strategies when selling against competition. Negotiate favorable offers on behalf of the company ensuring conditions are met that align with the company’s standards for success. Cultivate relationships with realtors by attending presentations and networking events. Help in setting up and scheduling presentations. Seek advice or help from HR as needed on personnel issues. Stay informed of company updates, market trends, and sales strategies by attending sales and other company meetings. Contribute insights and ideas to drive continuous improvement and growth. Special projects as determined by the Director (or VP) of Sales and Division President. Supervision of Others:
Supervise the Community Sales Managers and Sales Assistants, providing appropriate coaching and mentoring for these team members to achieve their goals. Authority/Budget/Decision Making/Discretion and Independent Judgment Ability:
Assist in hiring and assigning CSMs and CSAs to community locations. Direct a team of approximately ten employees. Manage sales per community along with the Director of Sales. Location:
CB JENI / Normandy Homes / Southgate Corporate Offices and Sales Offices / Travel to numerous field locations. Qualifications
Education: Bachelor’s Degree preferred. Experience: New Home Sales Management. Competencies: Knowledge of the new home industry, financing and advertising, sales skills, mentoring and teaching skills, organizational skills, conflict management, customer and employee issue resolution, team player, analysis and decision-making skills, high energy, drive to succeed, follow-through skills, troubleshooting, public speaking, visionary thinking, creativity, active listening, flexibility to change, time management, and productivity to meet deadlines, and the ability to lead others positively. Physical Requirements:
Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to twenty-five pounds. Specific vision ability required by this job includes close vision, distance vision, color vision, and peripheral vision.
